Which Eldeco projects are on IIM Road?

Eldeco IIM Road, Lucknow, means Eldeco City. Eldeco City has three towers under construction and at least five finished projects, plus shopping blocks such as City Plaza and City Arcade.

Eldeco City also has smaller homes in City Dreams and City Kutir and Sukriti. Those are below ₹35 lakh, so we leave them out here.

Skywalk, Twin Towers or Latitude 27: how do they compare?

All three are in the same township, so the choice comes down to size, budget and how long you can wait.

• Eldeco Skywalk, IIM Road, Lucknow: the lowest entry price. A 2 BHK of about 726 sq ft carpet starts near ₹65 lakh, and a 3 BHK of about 1,021 sq ft carpet near ₹87 lakh, on broker listings. Launched April 2025, so you wait until about 2029.
• Eldeco Twin Towers, IIM Road, Lucknow: the nearest handover, June 2027 on RERA. 3 BHK carpet areas are about 1,001 to 1,046 sq ft. With only 98 homes in two towers, it is the smallest society of the three.
• Eldeco Latitude 27, IIM Road: the widest choice, from 757 to 1,344 sq ft carpet, including 4 BHK. RERA says November 2030, though the company has spoken of November 2027.

Our view: if you need a home by 2027, Twin Towers is the only one of the three that fits on paper. If you want a 4 BHK in Eldeco City, Latitude 27 is the only new option. Skywalk suits a first home or a rental buy under ₹1 crore.

What do IIM Road flats and villas cost?

Flats on IIM Road were asking about ₹6,450 per sq ft in mid-2026, up about 7.8% in a year, with rental yields near 3.9%. Those are averages across all builders, not only Eldeco.

• Eldeco IIM Road flat price: ₹64 lakh to ₹1.47 crore across the three new towers on our listings (Oct 2026).
• Eldeco IIM Road villa price and Eldeco IIM Road plot rates: ₹42 lakh to ₹1.85 crore at Eldeco Regalia, IIM Road, Lucknow, and ₹55 lakh to ₹81 lakh for the older Eldeco City villas. Ask whether the seller is the builder or an owner.

Who should buy at Eldeco City, IIM Road?

Flats on IIM Road, Lucknow suit buyers who work on the north side of the city and want a gated township at a lower rate than Gomti Nagar.

• Good fit: families who want a township that is already lived in, and investors who want a lower entry price than Gomti Nagar.
• Think twice: if you work at SGPGI, Shaheed Path or Gomti Nagar Extension. Look at Hanging Gardens on Raebareli Road or Trinity in Gomti Nagar Extension instead.
• What is changing: LDA's Naimish Nagar township along IIM Road opened registration on 24 Sep 2026. More planned housing nearby can lift the area, and it also adds supply. See our plots in Lucknow guide.

What should you check before buying in Eldeco City?

1. Which RERA registration your tower falls under. Eldeco City has many, each with its own date.
2. The RERA completion date in your agreement, especially for Latitude 27.
3. For Regalia and other resale homes: the completion certificate. Regalia's RERA record does not show one.
4. Maintenance charges and the township's club and power-backup terms, in writing.
