Eldeco Saubhagyam is the largest delivered Eldeco residential estate in Lucknow — about 11 acres and 963 homes across eleven towers — and it is the one project in the portfolio where the RERA paperwork settles two arguments the market keeps having. The first is where it actually is. Eldeco markets Saubhagyam as an Amar Shaheed Path address. The UP RERA agreement for sale, filed with the authority, gives the site as **"Plot No. 9D/GH-1, Sector 9 admeasuring 44,609.67 square meters in Vrindavan Yojna, Raibarelly Road, Lucknow"**. Different portals variously index it under Vrindavan Colony, Raebareli Road and Amar Shaheed Path. They are all describing the same corner where Vrindavan Yojna meets the Shaheed Path corridor, but the registered address — Sector 9, Vrindavan Yojna — is the one on your agreement. The second is who the promoter is. It is **not** Eldeco Housing and Industries Limited. The RERA document names **M/s Omni Farms Private Limited**, a company incorporated under the Companies Act 1956, with CIN U74899DL1989PTC035079 and PAN AAACO5916C, registered at 201-212, 2nd Floor, Splendor Forum, Jasola District Centre, New Delhi. The project is sold under the Eldeco brand; the builder-buyer agreement names Omni Farms. Anyone who tells you otherwise has not read the filing. The registration is UPRERAPRJ3783, dated 28 July 2017. It covers Towers 1, 2, 6, 7, 9, 10 and 11 — 667 residential units — within a complex the same document describes as eleven towers and 963 units in total on 44,609.67 square metres, about 11.02 acres. Tower 5 was registered separately in December 2019 and is marketed under its own name, **Eldeco Select**. The estate is delivered and occupied, with possession commonly dated to July 2020, and there is real resale depth — nine or more flats listed on the major portals at any given time. That matters more than it sounds: on a delivered project you can inspect the actual apartment, meet the residents' association, look at the maintenance and check how the club is running before you commit a rupee. Amenities are the full family set — clubhouse, swimming pool, gymnasium, badminton, tennis, basketball and volleyball courts, yoga areas, children's play areas, a party hall, indoor games, a central green, CCTV and round-the-clock security, with power backup and rainwater harvesting. On sizes and price, the record disagrees with itself and we are not going to pretend it doesn't. One portal publishes 2 BHK saleable areas of 1,063 to 1,119 sq.ft; another publishes 2 BHK super built-up at 710 sq.ft. Those are roughly 35% apart on what should be a comparable basis. Resale asking prices run from about ₹50 lakh to ₹1.85 crore across the configurations. The RERA agreement defers carpet areas to a schedule that was left blank in the filed draft, so there is no authoritative carpet figure at all.
