Eldeco Eternia is routinely described as a township. It is not. Eternia is a roughly seven-acre gated residential complex on Sitapur Road, near Madiyanva Police Station, and the distinction matters because a township carries its own internal road network, commercial spine and phased land bank, while a complex of this size is a single community with one clubhouse and one set of gates. Buyers who arrive expecting Eldeco City's 133-acre scale are comparing the wrong two products. The second thing to know is that Eternia is the parent address for Eldeco Luxa. Luxa is a separate, later, RERA-registered development (UPRERAPRJ24, promoter Eldeco Housing and Industries Limited) built inside the Eternia land parcel, together with the small Luxa Arcade commercial block. So when a listing says "Eldeco Luxa, Eternia, Sitapur Road", it is describing two things at once — a registered project sitting within an older complex. If you are buying in Eternia proper, the Luxa registration does not cover your apartment. That brings us to the compliance point we will not soften. Eternia itself has no retrievable UP RERA project registration. It was launched around 2011 and handed over from November 2017, which places it in the window where older, substantially completed projects were not brought onto the register. That is a lawful position, not a red flag by itself — but it does mean the usual RERA comfort blanket is absent. For a resale purchase here, your protection comes from the paper: the completion certificate, the sanctioned plan, the sale deed chain, the society's no-dues certificate and an encumbrance search. We insist on all five before we let a client pay a token. On product, Eternia's genuine differentiator is density, or rather the lack of it. 124 apartments on about seven acres is unusually generous for Lucknow, and the developer's own material claims roughly 79% open and green area with apartments designed to open on three sides. Cross-ventilation and natural light in a flat that has three exposed faces is not a brochure claim you have to take on trust — you can verify it in ten minutes on a site visit, and you should. Configurations run from 1 BHK through 4 BHK, which is a wider spread than most Lucknow complexes of this vintage and explains the mixed resident profile: first-time buyers, mid-career families and a few large end-use apartments. Location-wise, Sitapur Road is the Lucknow corridor that has quietly done best on connectivity without pricing like Gomti Nagar. The Outer Ring Road, the Hardoi Bypass and the IIM Road belt all meet in this quadrant, and Eldeco itself has concentrated a lot of its Lucknow land here — Eldeco City, Regalia and the Eternia–Luxa cluster are all on the same northern axis. For an investor, that concentration is a signal worth reading: it is where the developer expects the next decade of absorption. Realty Doctors position: Eternia is a resale market, not a primary one. Current market listings put units here at roughly ₹82 Lakh – ₹1.39 Cr; the exact figure depends on unit, floor and condition, so confirm the live price and availability with us before deciding.
