Where are Sectors 9 and 11, and what is the pin code?

The Vrindavan Yojna Sector 9 pin code and the Vrindavan Yojna Sector 11 pin code are the same: the Vrindavan Yojna Lucknow pin code 226029 covers both. They sit in Vrindavan Yojna-3, between Amar Shaheed Path and Raebareli Road. The area is also called Vrindavan Colony, Lucknow. UP Awas Vikas Parishad laid out the scheme and sold these group-housing plots to private builders; LDA did not develop it.

"Vrindavan Yojana Lucknow mein kahan hai?" is a common search. The answer: south Lucknow, about 4 km by road from SGPGI. Sector 9 is the Shaheed Path side. Sector 11 is the Raebareli Road side. Sector 10A sits in between. The two main societies, Eldeco Saubhagyam and Azea Botanica, are 1.7 km apart by road, so you can see both on one site visit.

Listings also use lettered pockets. Eldeco sits in 9D; you will also see Vrindavan Yojna Sector 9B and 9C, Sector 10A Vrindavan Yojna (home to Surya Greens) and Sector 11A Vrindavan Yojna. These are sub-blocks of the same sectors, not separate areas. Eldeco Saubhagyam, Vrindavan Yojna Sector 9: flat price, resale and rent

Eldeco Saubhagyam, Vrindavan Yojna, Lucknow is the biggest society in Sector 9: about 11 acres and roughly 956 flats, handed over from July 2020. Search Eldeco Saubhagyam Sector 9, Lucknow and this is the society you land on; it draws more searches than any other project in these sectors.

• Homes: 1 to 4 BHK and duplexes. Tower 5 lists a 2 BHK at about 794 sq ft carpet and a 3 BHK at about 1,036 sq ft carpet.
• Eldeco Saubhagyam resale, Sep 2026: asks from ₹83 lakh to ₹1.3 crore.
• Eldeco Saubhagyam flat price on record: one registry between Oct 2025 and Sep 2026 came to about ₹7,200 per sq ft. An Eldeco Saubhagyam 3 BHK flat price well above that rate needs a reason, such as floor or view.
• Eldeco Saubhagyam rent: about ₹17,000 to ₹32,000 a month, by size.

One thing to check: the UP RERA record for Tower 5 names the promoter as Omni Farms Pvt Ltd, while the project carries the Eldeco brand. Make sure the seller's chain of papers goes back to the right company. Tower counts also differ between listings (11 or 13), so ask for the tower number and floor plan of the exact flat.

Azea Botanica, Vrindavan Yojna Lucknow: price and why it costs more

Azea Botanica in Sector 11 (built by the Azeagaia group, so also searched as Azeagaia Botanica, Lucknow) has the largest flats in Sectors 9 to 11: 3 BHK from about 1,425 sq ft, 4 BHK from about 2,055 sq ft, and 5 BHK penthouses. It was ready in June 2021 and the builder has sold out, so every Azea Botanica flat for sale now is a resale.

• Azea Botanica Lucknow price, asks in Jun 2026: 3 BHK from about ₹1.12 crore; 4 BHK about ₹1.95 to 2.1 crore; penthouses about ₹3.5 to 4.5 crore.
• The average ask was about ₹9,400 per sq ft, against about ₹6,900 for Vrindavan Yojna as a whole.

If you want luxury flats in Vrindavan Yojna, Lucknow that are already built, Azea's 4 BHKs and penthouses are the main option in these sectors.

That gap is the asking price, not what flats have registered for. We have not seen an Azea registry figure, so go in with a counter-offer and comparable sales in hand. Unit counts also vary between 618 and 629 across sources. Plans and photos are on the Azea Botanica page.

Tulsiani Luvnest, Raj Surya Greens and Sukhada Vrindavan, Lucknow: the smaller societies

These three suit buyers who want a ready flat in Sector 10A or 11 for ₹70 lakh to ₹1.25 crore, in a building with far fewer neighbours than Eldeco.

• Tulsiani Luvnest, Vrindavan Yojna: one 13-floor block on about 1 acre, with 68 two-bedroom and 48 three-bedroom flats. UP RERA puts it at Plot 11/GH-3, Sector 11. Some listings say Sector 12, but for Tulsiani Luvnest, Lucknow the RERA address is the one to go by. Resale asks about ₹80 lakh to ₹1 crore; rent about ₹17,000 to ₹21,000.
• Raj Surya Greens: listed as Raj Surya Greens, Raebareli Road, Lucknow, it has 154 flats on 1.6 acres at GH-7, Sector 10A, finished in 2016. Resale asks about ₹85 lakh to ₹1.25 crore; a 3 BHK rents for about ₹20,000. Surya Greens, Lucknow is the oldest of the group, so check lift and waterproofing upkeep.
• Sukhada Vrindavan: about 79 homes near Tulsiani Luvnest, registered as UPRERAPRJ9653. Prices: Details on Request.

Which nearby projects do buyers compare with Sectors 9 and 11?

Most buyers who shortlist Sector 9 or 11 also see Ratan Galaxy, Imperial Residencia, Zenith Vista and Surya Shyam. None of the four is inside Sector 9 or 11, which matters when you compare per sq ft rates.

• Ratan Galaxy, Vrindavan Yojna Sector 12: 2 to 4 BHK, resale asks about ₹78 lakh to ₹1.76 crore, rent about ₹20,000. Each phase has its own RERA number, so ask which phase your flat is in.
• Imperial Residencia, Vrindavan Yojna, Lucknow: 4 BHK only, on about 2.08 acres, right next to Sector 11. It is the one new large-flat launch in this pocket. More on the Imperial Residencia page.
• Zenith Vista, Vrindavan Yojna, Lucknow: several websites list it in Sector 11. Its UP RERA certificate says Plot 2B/GH-8, Sector 2B. The mix-up probably comes from Azea Botanica's plot also being GH-08.
• Surya Shyam (searched as Surya Shyam Apartment, Lucknow): on Raebareli Road near Telibagh, at the edge of Vrindavan Yojna. If you were looking at flats in Telibagh, Lucknow, this is the nearest option on our list. We could not confirm its sector. Resale asks about ₹82 lakh to ₹1.05 crore; rent about ₹16,000.
