Sectors 18 and 20 suit buyers who want a bigger flat or a UPAVP plot near SGPGI and are comfortable with government-built stock.

• Doctors and staff at SGPGI: short commute, and steady rental demand if you let the flat out.
• Families upgrading to 3 or 4 BHK on a ₹80–90 lakh budget.
• Plot buyers willing to wait for Sector 20's 2028 completion date.
• Not a fit: buyers who want a new high-rise with a full clubhouse. Look at Zenith Vista or Imperial Residencia instead.
