Is Eldeco a Good Builder? Lucknow Track Record

In this Eldeco Lucknow review: Eldeco is a private developer that has built in Lucknow since the mid-1980s, and its main company is listed on the BSE. On RERA-registered projects, the records we checked on 1 Oct 2026 show completion certificates for four projects, and our news searches found no insolvency case in Lucknow. The weak spots are a long RERA timeline on Latitude 27 and a few RERA records that do not list a completion certificate.

• Strengths: a long Lucknow history, a listed parent company, and delivered RERA projects with completion certificates.
• Watch-outs: a RERA completion date three years after the company's own target (Latitude 27), and several RERA records that do not list a completion certificate.
• What we did not find: any news of an Eldeco project in Lucknow stalling, or an insolvency case against Eldeco (not verified on the NCLT site).

Who is Eldeco, is it a listed company, and is Eldeco private or government?

Eldeco Group was founded in 1975 and has been building in Lucknow since about 1985, when it developed a 200-acre township in a joint venture with the Lucknow Development Authority. It is a private group, not a government body.

• Eldeco Housing and Industries Ltd is listed on the BSE. It is the promoter on most of Eldeco's newer Lucknow RERA registrations, including Skywalk, Latitude 27, Twin Towers, Hanging Gardens, Solano Gardens and Imperia.
• Eldeco Infrastructure and Properties Ltd is a second group company. Trinity is registered under a different company, Eldeco Inception Buildtech Pvt Ltd.
• The listed company reported consolidated sales of about ₹165 crore for FY2026, per a financial-data aggregator's summary of its filings. That is small next to national developers.

Because the parent is listed, its results, launches and land deals are disclosed every quarter. That makes Eldeco easier to track than most local builders.

Eldeco delivered projects, Lucknow: what has it finished?

Eldeco has a long list of finished societies across Gomti Nagar, Hazratganj, Raebareli Road, IIM Road and Sitapur Road. For its RERA-registered projects, the records show these completion certificates:

The company also reported a completion certificate for Imperia Phase II in early 2026, well ahead of its RERA date of September 2028. Older delivered names include Eldeco Greens, Elegance, Empereur (delivered Nov 2011), Saubhagyam and Sanskriti Enclave. Full list: Eldeco projects in Lucknow.

Eldeco reviews and complaints: what did we find?

Eldeco reviews online are few, so we looked at records instead. We found no Lucknow news report of an Eldeco project stalling, a buyer protest or an insolvency case, in searches up to 1 Oct 2026. That is not the same as a clean record, so here is what we did find.

• Long RERA dates: Latitude 27's RERA date is 13 Nov 2030, three years after the company's stated target of November 2027. A long buffer protects the builder; it also means you cannot claim delay interest until that date passes.
• Missing certificates: Samridhi, East End and City Dreams show account closure approved, but the records we saw do not list a completion certificate. Regalia's record does not list one either.
• One consumer case, outside Lucknow: in May 2024 the national consumer commission upheld 6% a year delay interest against Eldeco Infrastructure and Properties for a project in Ludhiana.
• An older Lucknow report: in July 2018, a Lucknow newspaper covered flat owners alleging construction discrepancies at an Eldeco project.
• UP RERA complaints: the UP RERA summary for Solano Gardens showed 17 complaints against the promoter across its projects, and none against Solano itself.
• Project reviews: Eldeco Skywalk reviews, Eldeco Latitude 27 reviews and Eldeco Imperia Lucknow reviews online are few, so they tell you little either way. That is why a builders review like this one leans on records, not ratings.

Before booking, search the promoter's name in the complaints section of up-rera.in. It takes five minutes and shows any order passed against that project.

Eldeco track record on value: how do its homes hold up?

Resale asks for older Eldeco flats in mid-2026 ranged from about ₹4,600 to ₹8,500 per sq ft. These mix project asks with area averages, which may use different area bases, so treat them as a rough guide.

• Eldeco Eternia, Sitapur Road: asks of about ₹7,050 per sq ft, above the Sitapur Road average of about ₹5,250.
• Sanskriti Enclave, Raebareli Road side: about ₹8,500 per sq ft, above the Raebareli Road average of about ₹6,100.
• Eldeco Greens, Gomti Nagar: about ₹5,050 per sq ft, well below the Gomti Nagar average of about ₹12,350, likely reflecting the age of the buildings.

Our reading, with that caveat: on Sitapur Road and Raebareli Road, these Eldeco projects ask more than the area average; in Gomti Nagar, Eldeco Greens asks less. More figures in our Eldeco price list.

4. For resale: the completion or occupancy certificate, the society no-dues letter and the transfer charges.
