Resale quotes on 99acres span roughly one crore thirty lakh to four crore. That spread reflects genuine variation — a 2 BHK on a low floor and a renovated 4 BHK duplex are different properties — rather than market confusion, but it does mean a headline rate for "Eldeco Elegance" is meaningless. Price the specific apartment: floor, facing, tower position, renovation state and parking allotment all move the number materially at this end of the market. Vibhuti Khand is, for our money, the most defensible address in Lucknow for an end-use premium buyer. It is the corporate and institutional spine of Gomti Nagar — offices, hotels, hospitals, retail and the Gomti Nagar rail and road connections are all within walking or a few minutes’ drive. That concentration underwrites both resale liquidity and rental demand in a way that no peripheral corridor in this city can yet match. For a senior professional, a business owner or an NRI buying a Lucknow base, the combination of a large, well-built 2013 apartment and a Vibhuti Khand address is difficult to reproduce at any price in new inventory. Due diligence for a building of this age and value: completion certificate, unbroken title chain, encumbrance certificate, society no-dues, two years of maintenance accounts and the sinking-fund balance. For the duplexes specifically, confirm that any internal alterations were carried out with society approval and do not affect structural elements. And get parking allotment in writing — in premium resale it is the most commonly disputed item.
