Eldeco plots for sale in Lucknow: which can you buy?

This is the Eldeco Lucknow plots price list and Eldeco villa Lucknow price list on our listings.

Eldeco Solano Gardens: Eldeco plots on New Jail Road, Lucknow, and villas

Solano Gardens is Eldeco's largest new project in Lucknow: about 54 acres in Khujoli and Dharmanghat Khera villages on New Jail Road, registered as UPRERAPRJ416310/01/2026. It mixes villas, plots, group housing and shops.

• Eldeco Solano Garden villa sizes: 3 BHK of about 1,378 sq ft and 4 BHK of about 1,744 sq ft carpet, on listings seen in May 2026.
• Sales: per company results coverage, the company reported 343 of the 433 units in the first launch sold by March 2026, about ₹384.5 crore of bookings.
• RERA completion date: 23 Jul 2030.
• On our listing: Kisan Path about 4 km, Raebareli Road about 4.4 km, SGPGI and Medanta about 11 km each.

Our view: Khujoli, one of Solano's two RERA villages, is also on LDA IT City's village list, and Awas Vikas's Saumitra Vihar Yojna is on the same road. From 6 Jun 2026, sale and transfer of land in IT City Phase 1 villages, including Khujoli, needs the Collector's written permission, so ask the builder in writing whether that affects your plot. Eldeco Imperia, Shaurya and East End: plots on Bijnor Road

Eldeco's Bijnor Road cluster sits in Sarojini Nagar tehsil and holds three plotted projects.

• Eldeco Imperia: Phase I covers 17 acres with a RERA completion date of 15 Mar 2027. Phase II covers 28.39 acres at Jaitikhera, with RERA completion 5 Sep 2028; the company reported its completion certificate in early 2026. Plots of about 902 to 2,183 sq ft are listed. Eldeco Imperia Phase 2, Lucknow is the part most buyers ask about. UP RERA's project list showed a "Default on QPR" flag (quarterly progress report) for Phase I on 30 Sep 2026; check its current status before booking.
• Eldeco Shaurya: the North Block got its completion certificate on 21 Oct 2022; other Shaurya registrations show no certificate in the records we saw. An Eldeco Shaurya resale plot is the usual route in; the Eldeco Shaurya plot price on our listing is ₹71 lakh to ₹1.26 crore.
• East End at Shaurya: about 3 acres of plots, around 1,076 sq ft each on listings. The Eldeco East End plot price is Details on Request. The RERA account was closed on 13 Jun 2024.

Eldeco Regalia and Eldeco City: plots and villas on IIM Road

Regalia is a 32.85-acre plotted and villa project inside Eldeco City, IIM Road, registered as UPRERAPRJ3850. Our listing shows ₹42 lakh to ₹1.85 crore; see the Eldeco Regalia plots price list on that page. Its RERA completion date was 13 Feb 2025, and the record we saw does not show a completion certificate, so ask the seller for it. More on this township in our Eldeco IIM Road guide.

Plot or villa: which should you buy?

• A villa (Solano Gardens, the main Eldeco luxury villa option in Lucknow) means a fixed design, a handover date on RERA (extendable only through RERA), and GST on the built part. You move in without managing a builder.
• A plot (Imperia, Shaurya, Regalia) means a lower entry price and your own design, but you pay for construction later, and many sale deeds and bank loans require you to build within a set period.
• Loans: banks typically lend 75 to 80% of value on a plot in an approved layout, depending on the loan size, and check the build-by clause before they sanction.

What should you check before buying an Eldeco plot?

1. Your plot number on the sanctioned layout uploaded on up-rera.in.
2. Which phase the plot belongs to, since Imperia and Shaurya have several registrations.
3. Any time limit to build, and the penalty if you miss it.
4. Road width, park-facing or corner charges, and the total per-sq-ft rate in writing.
