The registered address is Plot No. 02, Udyan-II, Sector IV, Raksha Khand, Raebareli Road, in Tehsil Sarojini Nagar — not the "Off Shaheed Path" line the marketing uses. Both describe the same corner of south Lucknow, where Udyan II meets the Shaheed Path corridor, but only one of them appears on your agreement. Two things in the RERA record deserve your attention before anything else. First, the declared completion date is 30 January 2032. Some broker listings for this project advertise possession in December 2028. That is a gap of more than three years against the regulator's own record, and it is the single most important number for anyone planning a move or underwriting a rental. Check UPRERAPRJ330066/04/2025 on up-rera.in yourself and work from the date you find there. Second, the sanctioned unit schedule is broader than the developer's page suggests. Eldeco markets Hanging Gardens as a 3 BR address. The filing records 132 three-bedroom apartments with carpet areas between 1,055 and 1,303 sq.ft, four two-bedroom apartments of 852 sq.ft carpet, and five shops of 216 to 296 sq.ft — 141 units in all across three blocks on 9,363.49 square metres, about 2.31 acres. If a 2 BHK or a shop is what you actually want here, they exist; you simply have to ask. What is genuinely attractive is the location. Eldeco's own figures put Shaheed Path at 200 metres and Dr B. R. Ambedkar University at 300 metres, with Raebareli Road 2 km away and both Medanta and SGPGI at 5 km. That is an unusually tight cluster: an arterial expressway at the gate, a university across the road, and two of the city's largest hospitals inside a ten-minute drive. For a consultant, an academic or a family that wants Shaheed Path access without paying Gomti Nagar Extension prices, the geography does real work. The amenity programme is built for a small community rather than a large one — a lifestyle club with billiards and a party hall, swimming pool, gym, a yoga and meditation zone, a multipurpose court, kids' and sand play areas, an elderly sitting area and landscaped greens, under multi-tier security. On 2.31 acres with 141 homes, those facilities are shared by far fewer families than in a thousand-unit complex, which is the practical argument for buying small. Current market listings put units here at roughly ₹98 Lakh – ₹1.85 Cr; the exact figure depends on unit, floor and condition, so confirm the live price and availability with us before deciding. Third-party quotes run from about ₹93.8 lakh to ₹1.44 crore, and the "carpet areas" some of them publish are roughly 1.67 times the figures in the RERA filing — which means they are not carpet areas at all. Ask us for the developer's current allotment sheet, and ask for carpet, built-up and super area in writing for the specific flat you are shown.
