Eldeco Imperia is a two-phase gated township on Sisandi Road, and the first thing to correct is where it actually is — because almost every listing gets this wrong. Imperia is **not** on Sultanpur Road and it is **not** off Shaheed Path. The UP RERA record locates the land as "Sector Mouja, Gram Jaithikhera, Pargana Bijnore, **Tehsil Sarojini Nagar**". That is the Bijnor Road / Kanpur Road side of south-west Lucknow. Eldeco's own landmark list confirms it: the Outer Ring Road is 1 to 3 km away, Kanpur Road 8 km, Kisan Path 10 to 12 km, Raebareli Road 12 km and Charbagh 20 km. If you are shortlisting this against a Shaheed Path project, you are comparing two different halves of the city. Both phases are registered, and the dates are worth writing down. **Phase I is UPRERAPRJ929056**, registered 19 May 2021, with a proposed completion of 15 March 2027 against a 72-month period from 1 April 2021. **Phase II is UPRERAPRJ396763**, registered 12 December 2023, with a proposed completion of 5 September 2028. The promoter on both is Eldeco Housing and Industries Limited — Phase I with Neptune Infracon and Shivaye Construction as co-promoters, Phase II adding Numerous Constructions, Primacy Constructions, Swarajya Builders and an individual co-promoter. Note that Eldeco's own page gives a single "launch date" of 12 December 2023, which is in fact the Phase II registration date; Phase I predates it by two and a half years. One caution about the regulator's own record. The Phase I summary shows a completion certificate uploaded on 4 March 2024 and an account closure approved on 5 April 2023, both sitting *before* the declared completion date of 15 March 2027, and Phase II shows a similar inversion. Closure dates preceding certificate dates preceding proposed completion is not a sequence that makes sense, and we are not going to interpret it for you. **Ask Eldeco which phase is actually handed over and ask for the completion certificate itself**, not a reference to one. There is also an unresolved question about what you are buying. Eldeco describes Imperia as a township of 1, 2 and 3 bedroom simplex and duplex villas. A major portal lists it as plots, with sizes of 902, 1,636 and 2,183 sq.ft and prices of ₹58 lakh, ₹1.16 crore and ₹1.59 crore, on a 50-acre site with 679 units. Third-party marketing calls it "plots and villas". Those are different products at different price points. Get the sanctioned layout and the allotment letter format before you commit — and the price band on this listing is your existing rate card, not a portal figure. What Imperia does offer, uncontested, is scale and a full township amenity programme: a swimming pool, gym, badminton and tennis courts, a multipurpose court, kids' play area, jogging track, party hall, an on-site shopping area and landscaped greens inside a gated, access-controlled estate. On the Bijnor Road corridor, with the Outer Ring Road a kilometre or two away, that is a genuinely different value proposition from anything on the eastern side of Lucknow.
