Jankipuram is the argument for buying here, and it is a decent one. It is one of north Lucknow’s genuinely settled middle-class localities — LDA-developed, fully serviced, well connected to Sitapur Road, the Hardoi Bypass and the Engineering College crossing, with IIM Lucknow around 1.4 kilometres away. Daily retail, schooling, clinics and transport are all mature. For a compact rental unit, that established infrastructure is worth more than any amenity list, because it is what keeps a tenant in place. On the investment side the case is rental rather than appreciation. Jankipuram has a broad, stable tenant pool — students and staff around the institutional cluster, young families, and employees commuting to the IIM Road and Sitapur Road employment belt. Compact one-bedroom stock in a settled locality is the configuration that voids least. What it will not do is produce dramatic capital growth; Jankipuram is a mature market, and mature markets move with the city rather than ahead of it. What to verify. For a building of this age the essentials are the completion certificate, an unbroken title chain, an encumbrance certificate, and the society’s no-dues position with its last two years of maintenance accounts and sinking-fund balance. Also confirm the parking allotment in writing and check the water supply arrangement — borewell versus municipal connection is a real quality-of-life difference in this belt.
