Eldeco Luxa carries one of the shortest registration numbers on the UP RERA database — UPRERAPRJ24. That is not trivia. A two-digit number means this project was among the first few dozen filings made in Uttar Pradesh when the register opened in 2017, and the filing itself is dated 25 July 2017. For a buyer, an early, clean registration with the promoter named as Eldeco Housing and Industries Limited is exactly the kind of paper trail that makes a resale transaction straightforward rather than archaeological. Luxa sits inside Eldeco Eternia on Sitapur Road. This is a project-within-a-complex arrangement and it confuses people, so here is the plain version: Eternia is the older, roughly seven-acre gated complex; Luxa is a later, separately registered development of two towers built on a 6,249 sq.m parcel — about 1.544 acres — within that land. The registration covers 84 residential apartments and, separately, eight commercial units branded Luxa Arcade. If someone shows you an Eternia flat and quotes the Luxa RERA number, or the reverse, the paperwork does not match the property. Check the khasra numbers on the sale deed against the ones on the registration: 58, 59, 60, 61, 61Ka, 83, 84, 85/1 and 85/2. The configuration mix is 2 and 3 BHK, which puts Luxa squarely in the mid-to-upper end-use bracket rather than the investor-churn bracket. Eighty-four apartments across two towers is a small community by Lucknow standards. On the corridor itself: Sitapur Road is where Eldeco has concentrated the largest share of its Lucknow land — Eldeco City on IIM Road, Regalia off IIM Road, and the Eternia–Luxa cluster all sit on the same northern axis, connected by the Hardoi Bypass and the Outer Ring Road. Developer land concentration is a legitimate investment signal; it tells you where the builder's own capital is committed for the next cycle. Northern Lucknow has also absorbed the IIM Lucknow institutional catchment and the Wipro SEZ employment base, which is what underwrites rental demand here rather than pure speculation.
