For Eldeco RERA in Lucknow, every project in the tables below has a UP RERA number, and the RERA completion dates of those under construction run from 15 Mar 2027 (Imperia Phase I) to 30 Jan 2032 (Hanging Gardens). We checked each number on 1 Oct 2026 against the RERA record or its published copy.

What to know before you book (1 Oct 2026)

• Nearest date for flats: Twin Towers, 21 Jun 2027. Imperia Phase I plots: 15 Mar 2027.
• Furthest: Hanging Gardens, 30 Jan 2032.
• Big gap to note: Latitude 27 shows 13 Nov 2030 on RERA, while the company has spoken of November 2027.
• Promoter to check: Trinity's RERA record names Eldeco Inception Buildtech Pvt Ltd; the builder's website names Eldeco Infrastructure and Properties Ltd. Make sure your agreement names the RERA promoter.

What is the Eldeco RERA number for each project under construction?

Seven Eldeco registrations in the ₹60 lakh+ segment were live and under construction on 1 Oct 2026.

Skywalk and Latitude 27 were checked on up-rera.in itself. The others were checked on a published copy of the RERA record; open each one yourself before you pay.

UP RERA's project list showed a "Default on QPR" flag (quarterly progress report) for Imperia Phase I on 30 Sep 2026. Check its current status on up-rera.in before booking.

What is the possession date of Eldeco Trinity, Latitude 27 and Hanging Gardens?

These three get the most questions about the Eldeco Lucknow possession date. Here is what the records say, and where they disagree.

• Eldeco Trinity possession date (UPRERAPRJ787868): RERA completion 20 Sep 2028, extendable to 2031. 192 units in three towers on 3.10 acres in the Emaar Gomti Greens township, Sarsawan. One listing site says June 2028; go by the RERA date.
• Eldeco Latitude 27 possession date (UPRERAPRJ382100): registered 17 Mar 2023; RERA completion 13 Nov 2030. 281 units of 757 to 1,344 sq ft carpet. The company has said it is aiming for November 2027. Some listing sites show December 2027.
• Eldeco Hanging Gardens possession date (UPRERAPRJ330066/04/2025): RERA completion 30 Jan 2032. 141 units (132 three-bedroom, 4 two-bedroom, 5 shops) on 2.31 acres at Udyan-II, Sector IV, Raksha Khand. A published copy of the record mentions 2030 in one line, so confirm the date on up-rera.in.

Our view: on Latitude 27, a RERA date three years beyond the company's own target gives the builder room, and gives you a clear date from which delay interest applies. Write the RERA date into your agreement, not a sales brochure date.

Which Eldeco projects in Lucknow have a completion certificate?

Among Eldeco's RERA-era projects, four show a completion certificate in the RERA record. Several others show the RERA account closed but no completion certificate.

"Account closure approved" is a RERA step on the project's bank account. It is not the same as a completion certificate. If you are buying resale in Regalia, Samridhi, East End or City Dreams, ask the seller or society for the completion or occupancy certificate itself.

Which Eldeco projects have no project RERA number?

Eldeco's older Lucknow projects were finished before UP RERA began in 2017, so they have no project number. That is normal, not a red flag.

• Pre-RERA examples on our listings: Eldeco Greens, Greenwoods, Elegance, Empereur (delivered Nov 2011), Heritage, Sanskriti Enclave and Udyan Suraksha Enclave.
• Eldeco Eternia (Sitapur Road): we found no project RERA number. A number shown on some listing sites, UPRERAAGT10119, is an agent registration, not a project number.
• Eldeco Saubhagyam: listed as UPRERAPRJ3783, with Tower 5 (sold as Eldeco Select) as UPRERAPRJ871451. The Tower 5 RERA record names the promoter as Omni Farms Pvt Ltd. Ask for the RERA certificate before a resale purchase.

How do you check an Eldeco RERA number yourself?

1. Open up-rera.in registered projects (the UP RERA Eldeco records are public) and search the number exactly, including any suffix such as /04/2025.
2. Match the promoter name with the name on your builder-buyer agreement and on the payment receipts.
3. Note the proposed completion date and look for any extension order.
4. Check that quarterly progress reports are filed and recent.
5. Download the sanctioned plan and match your tower, floor and unit number.

Eldeco often registers a project with several co-promoter companies. What matters is that the agreement is signed by the promoter named on RERA.
