IT City and Saumitra Vihar Lucknow: 2026 Buyer Guide

LDA IT City and Saumitra Vihar Yojna are two separate new plot schemes in south-east Lucknow. IT City belongs to the Lucknow Development Authority (LDA). Saumitra Vihar belongs to UP Awas Vikas Parishad. Neither had opened public registration by 30 Sep 2026.

Status on 30 Sep 2026

• LDA IT City: 1,397 plots given to landowners in three lotteries (Mar to Aug 2026). No public registration yet. A report of 26 Sep 2026 says LDA plans the public launch in November 2026.
• Saumitra Vihar Yojna (Awas Vikas): Phase 1 of 2,092 residential and 169 commercial plots reported. Public registration was expected in the first week of November 2026. No launch had been reported by 30 Sep 2026.
• Land deals in IT City Phase 1: sale and registry need the Collector's written permission since the notice reported on 6 Jun 2026.
• Open now instead: LDA's Varun Vihar and Naimish Nagar plot schemes, registration till 24 Oct 2026. See plots in Lucknow.

Is Saumitra Vihar the same as IT City?

No. They are run by different government bodies, sit on different land and follow different rules. Most confusion comes from Mohari Kala village, which appears in both village lists, and from a third place with a similar name.

If someone shows you a plot "in IT City", ask which of these three they mean. The HCL campus is about 7.6 km by road from the Kisan Path junction, so "next to IT City" in an advert often means the old campus, not the new LDA scheme.

A report is not a price list. Neither body had published a brochure with final rates by 30 Sep 2026.

Where are IT City and Saumitra Vihar on the map?

Both sit in south-east Lucknow around Kisan Path, the outer ring road. IT City lies mostly between Sultanpur Road and Kisan Path. Saumitra Vihar lies further south, off New Jail Road near Mohari Kalan, about 1 km from Kisan Path.

From the Kisan Path junction, the airport is about 24 km by road and Ekana stadium about 10 km. From Mohari Kalan, the airport is about 27 km. Full table in our distances guide.

Can you buy a plot in IT City or Saumitra Vihar today?

Not from the government schemes. Both will sell plots only through their own registration and lottery once it opens. Until then, your choices are:

• Apply in LDA's open schemes, Varun Vihar (₹2,800 per sq ft) or Naimish Nagar (₹3,800 per sq ft), before 24 Oct 2026.
• Buy in a UP RERA-registered private project on the same belt, such as Pintail Park City, Amrawati Midtown or Eldeco Solano Gardens.
• Wait for the November launches and keep the registration amount ready. LDA took 5% of plot cost in its September schemes.

Be careful with farmland plots sold as "near IT City". LDA demolished 4 illegal layouts over 18 bighas in Bakkas on 29 Jan 2026, and about 10 bighas of plotting on New Jail Road on 29 Sep 2025.

What has changed since 2024?

• 26 Sep 2026: LDA's IT City, Wellness City and Vashishthpuram launches reported as planned for November 2026.
• 24 Sep 2026: LDA opened Varun Vihar and Naimish Nagar; IT City and Saumitra Vihar not included.
• 17 Sep 2026: Saumitra Vihar inauguration reported as planned for 21 Sep 2026; no launch reported afterwards.
• 18 Aug 2026: third IT City landowner lottery, 434 plots to 285 landowners.
• 28 Jul 2026: Saumitra Vihar launch set for 15 Aug 2026, RERA reported approved, registration expected first week of Nov 2026.
• 6 Jun 2026: notice under Section 11 of the 2013 land acquisition law for IT City Phase 1 (686.66 ha) and Wellness City.
• 9 Mar 2026: IT City launch event and first landowner lottery, 549 plots in Sectors 15 to 18 and 30.
• 22 Dec 2025: Saumitra Vihar reported at 560 acres, 15 sectors, about ₹2,700 per sq ft.

FAQs

Is IT City Lucknow the same as HCL IT City?

No. HCL IT City is the 100-acre IT campus near Ekana stadium, running since 2016. LDA IT City is a new plotted township of 11 villages between Sultanpur Road and Kisan Path. Adverts often mix the two, so ask which one a seller means.

Is Saumitra Vihar Yojna part of LDA IT City?

No. Saumitra Vihar Yojna is a UP Awas Vikas Parishad scheme on New Jail Road, near Mohari Kala. LDA IT City is a separate LDA scheme. The two areas are close and share at least one village name, but the rules, rates and registration are separate.

When will registration open for IT City and Saumitra Vihar?

Neither was open on 30 Sep 2026. A report of 26 Sep 2026 says LDA plans the IT City launch in November 2026. Saumitra Vihar registration was expected in the first week of November 2026. Dates have slipped several times before.

What is the plot rate in IT City Lucknow?

LDA had not published a public rate by 30 Sep 2026. One report in Feb 2026 said ₹4,000 per sq ft. Saumitra Vihar is reported at about ₹2,500 per sq ft. Treat both as indicative until the brochure comes out.

Can a broker book an IT City or Saumitra Vihar plot for me now?

No. Government scheme plots are allotted only through the scheme's own registration and lottery. Any token money asked for an IT City or Saumitra Vihar plot today is outside that process. Private projects nearby must show a UP RERA registration.

How far is IT City from Lucknow airport?

About 24 km by road from the Kisan Path and Sultanpur Road junction, and about 27 km from Mohari Kalan on the Saumitra Vihar side. We measured these on 30 Sep 2026 using OpenStreetMap routing; traffic time varies.
