LDA IT City Lucknow: Villages, Sectors and Map

LDA IT City is a land-pooling township of the Lucknow Development Authority between Sultanpur Road and Kisan Path, spread over 11 villages of Mohanlalganj tehsil. By 30 Sep 2026, 1,397 plots had gone to landowners; public registration had not opened.

Which villages come under LDA IT City?

News reports of Jan and Feb 2026 list 11 villages, all in Mohanlalganj tehsil:

Spellings differ between sources. Parehta also appears as Paretha, and Pahad Nagar Tikaria as Pahadnagar Tikariya. Sonai Kanjehra is one village, though some websites split it into two. Mohari Kala also appears in the Saumitra Vihar Yojna of Awas Vikas, which is a separate scheme; see our Saumitra Vihar guide.

How big is IT City, and why do the figures differ?

The area has grown in reports as LDA added land:

• May 2025: 1,696 acres, land acquisition started.
• Dec 2025 to Jan 2026: about 2,660 acres and about 10,000 plots.
• Feb 2026: 3,490 acres.
• Jun 2026 notice: Phase 1 of 686.66 hectares, which works out to about 1,697 acres.

Our reading: the 1,696-acre figure matches Phase 1, and the larger figures describe the full scheme. LDA has not published a final area table, so treat every total as provisional.

What will IT City have inside?

Reports from Dec 2025 and Jan 2026 describe the plan as follows:

• About 10,000 residential plots for around 1 lakh residents.
• A 200-acre golf city and green belt, and a 15-acre water body.
• Land for IT and industry, reported as 350 acres in May 2025 and 400 acres in Dec 2025, to be allotted to investors through Invest UP.
• Commercial land, reported as 60 acres in May 2025 and 200 acres in Dec 2025.
• A 2 km link road to Kisan Path.

LDA's scheme page describes zones for IT and ITeS companies, housing, commercial space and education: LDA IT City page. No company had been named as a tenant of the new scheme by 30 Sep 2026.

What are the sectors and plot sizes?

The full sector map has not been published. News of the landowner lotteries names Sectors 15, 16, 17, 18 and 30.

If LDA prices the public phase near the ₹4,000 per sq ft reported in Feb 2026, a 162 sq m plot would cost about ₹70 lakh and a 200 sq m plot about ₹86 lakh before other charges. This is our arithmetic on an unconfirmed rate, not an LDA price.

How does land pooling work in IT City?

Landowners who give their land get 25% of it back as developed residential plots, allotted by lottery before the public sale. One report also mentions an option of 50% as undeveloped land.

In the third lottery, 191 of the 434 plots were 288 sq m and 89 were 35 sq m.

Can you buy land in IT City villages now?

Not freely. A notice under Section 11 of the 2013 land acquisition law was reported on 6 Jun 2026 for IT City Phase 1 (686.66 ha) and Wellness City. Any sale or transfer in those villages needs the District Collector's written permission. Only owners recorded in the land records on the notice date get pooling benefits.

• On 29 Jan 2026 LDA demolished 4 illegal layouts over 18 bighas in Bakkas.

If a dealer offers a "plot in IT City" with a registry this month, ask for the Collector's permission letter and check the khasra against the notice.

Which villages are in LDA IT City?

Bakkas, Sonai Kanjehra, Sikandarpur Amolia, Siddhpura, Parehta, Pahad Nagar Tikaria, Rakibabad, Mohari Khurd, Mohari Kala, Khujoli and Bhatwara, all in Mohanlalganj tehsil. The Phase 1 notice of Jun 2026 lists ten of these; Mohari Kala is not in it.

How many plots are there in IT City?

About 10,000 residential plots are planned, per reports of Dec 2025 and Jan 2026. By 18 Aug 2026, 1,397 plots had been allotted to landowners in three lotteries. The count for public sale has not been announced.

Can the general public apply for IT City plots?

Not yet. Public registration had not opened by 30 Sep 2026. A report of 26 Sep 2026 says LDA plans the launch in November 2026. Applications will go through LDA's registration website.

Is HCL part of the new IT City?

No source ties HCL to the 2026 LDA scheme. HCL runs the older IT City campus near Ekana stadium on Sultanpur Road. The new scheme has land set aside for IT and industry, to be allotted through Invest UP.

Is there a sector map of IT City?

LDA's GIS Sector Explorer and Master Plan map are online, and the scheme notification PDF of Mar 2026 is on LDA's website. A sector-wise layout PDF for public sale had not been published by 30 Sep 2026.
