Varun Vihar & Naimish Nagar Yojna: LDA Registration 2026

LDA's Varun Vihar Yojna and Naimish Nagar Yojna are two new plotted townships in Lucknow, and online registration for their first phase runs from 24 September to 24 October 2026 on registration.ldalucknow.in. Varun Vihar, on the Agra Expressway side, is priced at about ₹2,800 per sq ft. Naimish Nagar, on the Sitapur Road and IIM Road side, is priced at about ₹3,800 per sq ft. Plots go by lottery.

Varun Vihar and Naimish Nagar are the biggest LDA new scheme 2026 launch in years, and most LDA plots Lucknow 2026 buyers are looking at one of the two. Chief Minister Yogi Adityanath opened both on 24 September 2026. The full plan covers about 10,680 acres and roughly 50,000 plots over the years, so this first phase is only a slice. Three LDA flat schemes opened the same day, but this guide covers only the plots.

We have tried to put in one place what a buyer needs before paying the registration money: the rate, the real total cost, the rules of the draw, where the land actually is and what the RERA dates say. Where news reports disagree, we say so.

What is the Varun Vihar Yojna and Naimish Nagar plot rate?

Varun Vihar is priced at ₹30,128 per sq m and Naimish Nagar at about ₹3,800 per sq ft, as announced at the 24 Sep 2026 launch. In square feet, Varun Vihar works out to roughly ₹2,800.

Naimish Nagar costs about ₹1,000 more per sq ft. That gap is the price of location: Sitapur Road and IIM Road already have colleges, an IIM campus and finished townships, while the Varun Vihar land near Mohan Road is still mostly farmland. One report in early September put Naimish Nagar at ₹3,200 per sq ft, but every launch-week report says ₹3,800, so plan on ₹3,800.

These are land rates only. Expect a freehold charge of about 12% at registry, plus stamp duty and registration fees. Corner, park-facing and wide-road plots usually carry an extra charge in LDA schemes. Check the percentage in the booklet.

How many plots are on offer, and in which sizes?

Phase 1 has 4,520 plots: 2,847 in Varun Vihar and 1,673 in Naimish Nagar, in sizes from 72 to 450 sq m. Varun Vihar's plots are in Kashi Khand and Kailash Khand. Naimish Nagar's are in Brahma Khand and Bhoomi Khand.

Some reports before the launch said 3,010 or 3,105 plots. The size-wise counts released on launch day add up to 4,520, and that is the number we use.

Look at the shape of the supply. More than half of Varun Vihar's plots are 112.5 sq m. If you want 200 sq m or more, Varun Vihar has 870 such plots and Naimish Nagar has 432.

What will a plot actually cost in total?

A 200 sq m plot costs about ₹60.3 lakh in Varun Vihar and ₹81.8 lakh in Naimish Nagar before charges. With the roughly 12% freehold charge, those become about ₹67.5 lakh and ₹91.6 lakh. Our working, rounded:

Our working uses the announced rate times the plot area. It leaves out location charges. Treat it as a budget line, not a quote.

How do you apply for LDA plot registration online?

LDA Lucknow plot registration for both schemes is fully online at registration.ldalucknow.in until 24 Oct 2026. Naimish Nagar Yojana registration and Varun Vihar registration follow the same steps, so you can apply online for either one the same way:

1. Open the website, pick Varun Vihar Yojna or Naimish Nagar Yojana and buy the booklet. The LDA plot registration fees start with this ₹1,100 booklet, which is not refunded.
2. Read the booklet first. It has the eligibility clause, the location charges, the refund terms and the location map.
3. Fill in the applicant details and choose the plot size you want.
4. Upload the documents the form asks for. Keep Aadhaar, PAN, a photo, a signature and bank details for the refund ready.
5. Choose a payment plan: one-time payment or instalments. You cannot switch later without reading the rules on it.
6. Pay the registration money: 5% of the plot price for the general category, 2.5% for reserved categories.
7. Submit and save the application number and the acknowledgement PDF.

The registration money is about ₹1.69 lakh for a 112.5 sq m plot in Varun Vihar and about ₹6.78 lakh for a 450 sq m plot. In Naimish Nagar, a 200 sq m plot needs about ₹4.1 lakh.

Launch reports say applicants must be at least 18 and must not already hold an LDA allotment. Whether NRIs can apply, and whether husband and wife can each apply, is decided by the booklet. Read that clause before you pay.

How does the LDA lottery work for these two schemes?

Plots are allotted by lottery at the fixed rate, not by auction. LDA has said applicants who choose one-time payment will be drawn first, and everyone else after them. As of 2 Oct 2026, LDA has not announced a lottery date.

The one-time payment option comes with a discount: 6% if you pay within 45 days of allotment, 5% within 60 days and 4% within 90 days. On a ₹81.8 lakh Naimish Nagar plot, 6% is about ₹4.9 lakh.

The instalment route spreads the balance over 36 monthly instalments at 9.7% interest, going by launch reports. It costs more and also puts you in the second round of the draw.

Our view: if you can arrange the full amount within 45 days, the one-time plan is worth choosing for both the better odds and the discount. If you need a home loan, check first whether your bank will lend against an LDA allotment letter.

Naimish Nagar Yojana latest update: what did buyers do in the first week?

Demand started fast. In the first 24 hours, 540 people paid registration money: 367 for Varun Vihar and 173 for Naimish Nagar, about ₹12.19 crore in all. By 25 Sep 2026, about 3,308 booklets had been bought.

At this pace, the larger sizes will see more applications than plots. A lottery has no reserve list for your preferred size, so apply for the size you can pay for, not a bigger one in the hope of resale gains.

Where is Varun Vihar Yojna in Lucknow?

Varun Vihar Yojna (also written Varun Vihar Yojana) is in Lucknow tehsil, on the Mohan Road side near the Agra–Lucknow Expressway, and covers about 6,580 acres. Kailash Khand, the phase-1 khand we traced on UP RERA, sits in Gahalwara and Dona villages.

The wider scheme takes in villages including Bhaliya, Adampur Indwara, Bahru, Jaliyamau, Madarpur, Ibrahimganj, Naktaura, Gahlwara, Tejkrishna Khera, Rewari, Sakra and Dona. LDA plans 25 sectors, 15,000+ plots, roads 18 to 45 m wide, about 980 acres of green area and a 300-acre logistics park.

This is the outer edge of the city today. The nearest finished residential areas are the townships on Kanpur Road and around Sarojini Nagar. If you buy here, you are buying land that will take years to fill. See our Kanpur Road plots guide for what has already been built on that side.

Where is Naimish Nagar Yojana, and which villages does it cover?

Naimish Nagar Yojana, Lucknow, is in Bakshi Ka Talab tehsil, between Sitapur Road and IIM Road, and covers about 4,100 acres across 18 villages. Bhoomi Khand, the khand we traced on UP RERA, is in Saidapur and Kamlabad villages.

The village list is Bhauli, Laxmipur, Purab Gaon, Purwa, Sairpur, Farrukhabad, Kodri Bhauli, Kamlabad, Kamalapur, Palhari, Gopramau, Barumau, Dhatingara, Saidapur, Paschim Gaon, Dhobaila, Umarbhari and Duggaur. Some reports put the area nearer 3,600 acres. The figure LDA gave at launch was about 4,100.

What do the UP RERA records show?

LDA registered both schemes' khands with UP RERA on 1 Jul 2026, and the records give a June 2031 completion date. We checked two:

We could not find RERA numbers for Kashi Khand and Brahma Khand when we checked on 2 Oct 2026. Look them up on up-rera.in or ask LDA before you pay for a plot in those khands.

The 2031 date matters more than the lottery date. It is the date by which LDA has told RERA the roads, drains and services will be done. You may get an allotment in 2026 or 2027 and still wait several years before building a house makes sense.

Varun Vihar vs Naimish Nagar: which one should you apply for?

Naimish Nagar suits a buyer who wants to build sooner on an established corridor. Varun Vihar suits a buyer with a longer horizon who wants a bigger plot for the money.

For ₹60 lakh to ₹1 crore, a 200 sq m plot in Varun Vihar or a 162 sq m plot in Naimish Nagar fits. Above ₹1 crore, the 288 and 450 sq m sizes come into play, and they are few, so the draw is tighter.

You can apply to both schemes if the booklet allows it. Each application needs its own registration money, so count how much cash stays locked until the draw.

What if you don't get a plot in the lottery?

If the draw goes against you, your registration money should come back under the refund terms in the booklet. The ₹1,100 booklet fee does not. Note the refund timeline in the booklet, because the money stays blocked until then.

Then you have two routes. One is to wait for LDA's next phase or another LDA yojana in Lucknow. LDA has also run Anant Nagar and is working on Wellness City and IT City. The other is a private UP RERA registered plotted project on the same corridor, where you choose the plot and the price is known upfront.

On IIM Road, Shalimar Garden Bay Iris plots (UPRERAPRJ337213) are listed at ₹64 lakh to ₹1.08 crore, Spring Grace (UPRERAPRJ472129) at ₹64 lakh to ₹1.05 crore and Amrawati Sports City (UPRERAPRJ547032) at ₹74 lakh to ₹1.55 crore. Our checklist before you pay the registration money

• Download the booklet and read the eligibility, refund and cancellation clauses.
• Note the location charge for corner and park-facing plots.
• Check your khand's RERA number and completion date on up-rera.in.
• Decide one-time payment or instalments before you submit, and line up the money for 45 days after allotment.
• Budget for the roughly 12% freehold charge and stamp duty, not just the plot rate.
• Keep the application number and the payment receipt safe.
