Private Townships in Wellness City Lucknow

LDA's Nov 2025 tentative layout for Wellness City shows private land pockets of 7 builders inside the scheme and 7 more names just outside it.

Short answer (checked 29 Sep 2026)

• Inside the scheme boundary: SMAP Builders (41 acres and 33 acres), GC Construction, Baba Infra, Sri Raj Infra (two pockets) and Durga Green Infra.
• Just outside: Shipra, Amrawati-01, Amrawati-02, Pintail City, Hamsafar, Salimar and C.G. City, towards Sultanpur Road and the Gomti.
• The layout marks whose land it is. It does not state any LDA approval, layout sanction or allotment.
• Only Amrawati, Pintail and Baba Infra have UP RERA projects we could find. Check each on up-rera.in before paying.

What does the Wellness City layout show about private land?

The tentative layout (reference L-112-AF-1721, Nov 2025) leaves private land out of LDA's own plots and writes the owner's name on each pocket. SMAP Builders is the only one with acreage marked.

• The layout covers 1,426.57 acres in 10 sectors. It is a proposal drawing prepared for LDA's map cell and is not published on ldalucknow.in, so we give only its numbers and descriptions.
• Acreage is written only for the two SMAP pockets. For the others, the drawing shows the shape of the land but no area.
• Road widths below are the roads drawn next to each pocket on the layout. The entry road each builder uses depends on that builder's own sanctioned layout, which is not public.

What is on UP RERA for these builders?

We searched the UP RERA registered-projects list on 29 Sep 2026 for every name on the layout. Three groups have registered projects; the rest have none in Lucknow.

• RERA details were read from the UP RERA registered-projects list on 29 Sep 2026. Where the completion date has passed, open the project on up-rera.in to see any extension or completion certificate.
• "Not found" means our search on 29 Sep 2026 returned nothing. It does not mean the company has done anything wrong. Ask the seller for the LDA layout sanction and the RERA certificate.

How do you check a township near Wellness City?

A plotted project of more than 500 sq m or 8 units must be registered with UP RERA before it is advertised or sold, and its layout must be sanctioned by LDA.

• UP RERA: search the project on up-rera.in; match the promoter name, registration number, land area and completion date with the brochure.
• LDA layout: ask for the layout sanction letter with its number and date, and the approved layout map.
• Land record: check the khasra (gata) numbers on the revenue record, and ask the sub-registrar whether they are on the Jun 2026 blocked list for Wellness City and IT City.
• Distance claims: ask which sector of Wellness City the project is next to. LDA has not published a public sector plan yet, so "adjacent to Wellness City" needs a map to back it. For reference, from Bakkas village Ekana is 14.4 km by road (4.4 km straight line) and the airport 28.4 km, as we measured on 29 Sep 2026.
• Price context: LDA's reported base rate for Wellness City is ₹54,559.17 per sq m. Listed prices for ready RERA plotted projects nearby were about ₹3,000–4,800 per sq ft in Apr–May 2026.

Red flags when a seller mentions Wellness City

• "Book an LDA Wellness City plot through us." LDA plots are allotted only through LDA's lottery.
• "LDA-approved township inside Wellness City" with no sanction letter number.
• A plot whose gata number falls in the Phase-1 villages but the seller says registry is "no problem".
• A price quoted per bigha for "future Wellness City land" with only an agreement to sell, not a sale deed.
• No UP RERA number on the brochure, WhatsApp creative or site board.
• A RERA number that belongs to a different project. Match the promoter name on up-rera.in.
• A seller who says the Wellness City layout "approves" their project. The layout only marks private land; ask for the sanction letter.

What will change when builders are allotted land?

LDA's layout gives 362.41 acres to group housing, enough for 10,000+ flats. When LDA allots that land, the builders and their RERA numbers will become public.

• Allotment is expected through LDA's own process, for example an e-auction. No notice has been issued as of 29 Sep 2026.
• Each group-housing project will need its own UP RERA registration before any booking.

FAQs

Which private builders are approved inside Wellness City Lucknow?

LDA's Nov 2025 tentative layout marks private land of SMAP Builders, GC Construction, Baba Infra, Sri Raj Infra and Durga Green Infra inside the scheme, but does not call them approved. No LDA order online approves them, and none of these five has a Lucknow RERA registration.

Is Amrawati IT City part of LDA Wellness City?

No. Amrawati IT City is a private plotted and villa project on Sultanpur Road with its own UP RERA registration. LDA's layout marks Amrawati-01 and Amrawati-02 outside the scheme boundary. It is also different from LDA's own IT City scheme, which is a separate land-pooling project.

Are there RERA-registered plots near Wellness City?

Yes. Plotted projects such as Pintail Park City and Kailasha Enclave on Sultanpur Road show UP RERA numbers. Verify each number on up-rera.in, and ask for the LDA layout sanction and the khasra details before you pay a token.

Can a builder sell plots inside Wellness City now?

Not in the Phase-1 villages without the Collector's permission. Since 6 Jun 2026, sale, purchase and registry there are barred under Section 11 of the 2013 land acquisition law. Land outside the notified gata numbers is not covered by that bar.
