Seven villages of Mohanlalganj tehsil make up Wellness City, as named in the June 2026 registry-ban notice. Spellings differ between records, so both are given.

- Hindi spellings are as commonly written; the revenue record may spell them differently.
- The Phase-2 acquisition notice of Sep 2026 covers 6 of these villages; Dularmau is not among them.
- A Sep 2024 report grouped 16 villages together. The 2026 notices put the other 9 (such as Sonai Kanjehra and Sikandarpur Amolia) in IT City.
Can you buy land in Wellness City right now?
No, not in the Phase-1 area. On 6 Jun 2026 a Section 11 notice under the 2013 land acquisition law barred sale, purchase and registry there without the Collector's written permission.
- The registration department was given the plot (gata) numbers, so registries on those plots are blocked.
- Only owners on the land records on that date can take part in land pooling.
- Do not pay token money to anyone offering a "Wellness City plot" before LDA's public scheme opens. There is no private route to an LDA plot.
- For land just outside the notified villages, check the khasra on the revenue record and ask the sub-registrar whether the gata number is on the blocked list.

How does land pooling work in Wellness City?
Landowners who give land free to LDA get 25% of it back as developed plots. Those pooling 10 acres or more can take 50% as undeveloped plots next to the Green Corridor.
- The 50% option for 10+ acres was reported on 13 Aug 2026 and repeated on 25 Aug 2026.
- Owners who prefer acquisition get compensation at 2× the circle rate for urban land and 4× for rural land, as approved by the LDA Board by Sep 2024.
- By Aug 2026, LDA had received pooling offers for about 200 hectares, roughly 41% of the scheme. Offers are not the same as land handed over.
- Phase 2: a Social Impact Assessment notice for 98.51 acres (201 plots) in 6 villages was issued on 14 Sep 2026. Gautam Buddha University has 60 days for the study, to about mid-Nov 2026. This is a study stage, not acquisition.
- LDA has published the Phase-1 Social Impact Assessment report for 485 hectares: Phase-1 SIA report (PDF, Mar 2026).
