LDA fixed the Wellness City plot rate at ₹54,559.17 per sq m, about ₹5,070 per sq ft, as reported on 1 Jul 2026. It is the highest of LDA's current scheme rates.

When will Wellness City registration open?
LDA has not announced a public registration or lottery date for Wellness City as of 29 Sep 2026. Only landowners who pooled their land have received plots so far.
- 30 Jun 2026: first lottery, 126 plots for 59 landowners.
- Aug 2026: LDA said about 200 more plots would go to landowners in a second lottery in September. It had not been reported held by 29 Sep 2026.
- LDA's public registration that opened on 24 Sep 2026 is for Naimish Nagar and Varun Vihar, not Wellness City.
- Public lotteries run on LDA's registration portal. Nobody can register you before LDA opens that portal for Wellness City.

Can you buy land in Wellness City right now?
No, not in the Phase-1 area. Sale, purchase and registry there have been barred since 6 Jun 2026 without the Collector's written permission.

What does this mean for prices around Wellness City?
LDA's reported base rate for Wellness City, about ₹5,070 per sq ft in Jul 2026, is the highest among its current schemes and above most listed prices for ready private plots nearby.
- Listed prices for ready RERA-registered plotted projects on Sultanpur Road were about ₹3,000–4,800 per sq ft in Apr–May 2026.
- Circle rates revised on 1 Aug 2025 put Shaheed Path at ₹50,000–52,000 per sq m. On 4 Jun 2026 agricultural circle rates for 161 Mohanlalganj villages were revised to ₹38–98 lakh per hectare; village-wise rows are not yet online.
- Our view: the price case rests on three things still under way: the Green Corridor, the hospitals and the public lottery. Until they are done, treat any "doubling" claim with caution.
