One broker portal advertises possession in December 2027; the registration says October 2028, and the registration is what binds the promoter. The promoter is Shalimar KSMB Projects, a partnership firm, with Arif Zamir Farooqui and Shaheen Arif Farooqi named as co-promoters - most likely as landowners of the three khasras the project sits on. Shalimar's own site and Square Yards both present Crown as a Shalimar Corp Limited project. For your agreement and for any recourse, the partnership firm is the counterparty. The unit mix on the registration is simple: 150 three-bedroom homes at about 1,221 to 1,227 sq.ft carpet and 70 two-bedroom homes at about 767 to 894 sq.ft carpet - 220 in total on about 3.84 acres. The developer also advertises a "2 BHK + study"; the registration does not list a separate study type, so treat it as a layout variant within the 2 BHK range and check the drawing. Current listings show saleable areas of 1,275, 1,450 and 1,950 sq.ft - those are a different basis from the carpet figures above and should not be compared with them directly. The building count is the one real inconsistency. The registration describes one tower, "Tower-A", with three wings and 19 floors. The developer's page says three towers; Square Yards says four blocks. A single tower with three wings is often marketed as three towers. Ask for the sanctioned plan and confirm which wing your unit sits in and how many lifts serve it. A trap to avoid: PropertyPistol displays UPRERAAGT12730 next to Crown. That is its own agent registration, not the project's. The location pin sits about 1.9 km straight-line from IIM Lucknow. Shalimar's official channel carries several Crown films.
