Eldeco Trinity is the top of Eldeco's current Lucknow range — three towers of large 3 and 4 bedroom homes at Gomti Nagar Extension, launched on 10 January 2024 and registered with UP RERA as UPRERAPRJ787868. There is one fact about this project that no other listing carries, and you should have it before you pay a booking amount. **The promoter named on the RERA filing is not Eldeco Housing and Industries Limited.** The buyer application form filed with the authority reads, verbatim, "Eldeco Inception Buildtech Private Limited (Herein 'Promoter')", with a registered office at 2nd Floor, Eldeco Corporate Chamber 1, Vibhuti Khand, Gomti Nagar. Separately, Eldeco Housing and Industries Limited reports Trinity in its own NSE investor filing at a 100% stake, describing a saleable area of 5,13,880 sq.ft and confirming "Eldeco Trinity also received RERA approval in the last quarter". Both statements are true at once: one company owns the economics, a different company signs your agreement. Read the first page of the draft carefully and match it against the registration. What Eldeco is selling here is specification rather than scale. The developer's own list for Trinity includes a mini theatre, a sauna, a library, a restaurant and a creche alongside the lifestyle club, swimming pool, gym, multipurpose court and yoga and meditation zone. Inside the homes it specifies VRV air conditioning, a digital lock entrance, an international modular kitchen, designer wardrobes, marble stone flooring and large terrace balconies. The site sits about a kilometre from the Gomti, and Eldeco markets a river view from the upper floors. On the numbers, the public record is a mess and we are not going to pretend otherwise. Three towers and 184 units are agreed across sources, and the land is given variously as 3, 3.09, 3.1 and 3.11 acres — close enough to be the same parcel. Beyond that it falls apart. The figures 2,245 / 2,442 / 2,776 / 3,461 sq.ft are published as **carpet** area by one portal, as **built-up** by another and as **super** area by a third, while a fourth portal gives an entirely different carpet set of 1,050 to 1,954 sq.ft. Prices run from ₹1.84 crore to ₹4.67 crore, at rates between ₹5,100 and ₹12,050 per sq.ft — a 2.4-fold spread on the same project. Possession clusters on September 2028 across four sources, but no RERA-sourced completion date could be found at all, and the registration date field on the filed application form is blank. Current market listings put units here at roughly ₹2.21 Cr – ₹4.67 Cr; the exact figure depends on unit, floor and condition, so confirm the live price and availability with us before deciding. That is not us being unhelpful — it is the only honest position until Eldeco hands over a price list with the area basis stated on it. Ask us for that sheet, and insist that carpet, built-up and super area all appear in writing for the specific apartment you are shown. The location argument is strong and uncontested. Eldeco's own figures put the Gomti river at 1 km, Ekana Cricket Stadium at 2 km and Amar Shaheed Path at 2 km, with international schools at 5 km. Gomti Nagar Extension has absorbed most of Lucknow's premium residential supply over the past decade, and this stretch — near Phoenix Palassio and the stadium — is the part of it that has held value best.
