Suraksha Enclave is not a separate project in the ordinary sense. It is the name under which Eldeco Udyan Phase II was handed over. Eldeco’s own corporate record states that Udyan-II was completed in 2005-06 and handed over "in the name and style of Suraksha Enclave". Several aggregators instead give October 2011 as the possession date. Both cannot be right, and our reading is that the 2011 figure is a later phase or a portal listing date rather than the original handover. For a buyer this is not academic: the year on the completion certificate determines the age of the structure you are financing, and lenders ask. The product is row houses — ground-plus-one independent units sharing side walls, laid out on a planned internal grid. This format is scarce in Lucknow and, in our experience, undervalued. A row house gives you what most buyers actually want from a villa — your own front door, your own terrace, a small private setback, land content in the title — without the price of a detached plot. It also sidesteps the two things that most annoy apartment owners in older societies: lift dependency and shared structural liability. There is no UP RERA project registration, and there should not be: this is a pre-Act delivery. As with the other older Udyan addresses, the number UPRERAAGT10119 turns up attached to Suraksha Enclave on listing portals. That is a brokerage’s agent registration. It appears against a dozen unrelated Eldeco Lucknow projects on the same platform and it tells you nothing about this one. Judge the property on its documents. For a row house purchase specifically, the document set is slightly different from an apartment’s and we want you to have the right list. The sanctioned layout and the approved building plan for your unit, because unauthorised rear or terrace extensions are common in row-house colonies and they complicate both resale and home loans. The chain of sale deeds and an encumbrance certificate. The completion certificate for the phase. The society or RWA no-dues position. And — easy to forget, expensive to discover later — confirmation of whether the setback and boundary as built match the sanctioned drawing. Location is the strongest part of the case. Suraksha Enclave sits inside Eldeco Udyan II on Raebareli Road, with the Gardens Galleria retail belt under a kilometre away and Charbagh railway station around nine kilometres out. The Amar Shaheed Path corridor is the connector to the SGPGI and Medanta hospital cluster and to the airport side of the city. Two decades in, the neighbourhood has full daily-needs retail, schooling and transport. A per-square-foot figure near seven and a half thousand and a "from seventy-five lakh" headline circulate publicly, but both come from thin listing data and neither is a rate we would put in front of a client as verified. Realty Doctors position: this is an end-use buy for a family that wants an independent home in a settled south Lucknow neighbourhood without paying detached-villa prices. It is not a quick-exit asset — row house resale is slow and priced unit by unit on plot width, corner position and how well the property has been maintained.
