The builder markets it as Greenwood Duplex: small independent houses built over two floors, which gives buyers their own front door and roof at a price closer to a flat. Unit sizes vary by listing. A current 1 BHK resale is about 465 sq ft built-up on a plot of roughly 30 sq m, with one bathroom, one balcony and a store room. Portal data also shows 2 BHK units of about 950 sq ft and 3 BHK units of about 1,550 sq ft, the latter asked at around ₹60 Lakh. Measure the plot and built-up area on site and match it with the sale deed. Greenwood was delivered before UP RERA and we found no separate UP RERA project number for it. Buying is through resale only, and ownership is listed as freehold. Sushant Golf City sits on Amar Shaheed Path and the Lucknow-Sultanpur Highway, a 3,530-acre township with its own golf course. Lulu Mall is about 1.5 KM away, Medanta Hospital about 2.5 KM, Ekana Cricket Stadium about 8 KM, Hazratganj about 12 KM, Lucknow Junction about 14 KM and the airport about 16 KM by road. Greenwood suits a first home buyer, a retired couple or an investor who wants a small independent house in a gated township with rental demand from Medanta and Lulu Mall staff. One due-diligence point before you buy: the promoter, Ansal Properties & Infrastructure Ltd, has been in a corporate insolvency resolution process since NCLT Delhi admitted a lender's petition on 25 Feb 2025, and in Jan 2026 the NCLAT confined that process to Sushant Golf City and three Rajasthan projects. The matter is now before the Supreme Court. For a resale villa here, get the registered sale deed chain, completion or occupancy papers, the latest maintenance no-dues letter and a lawyer's view on any claim before the resolution professional checked before paying a token.
