Palm Ville is one of the larger villa pockets in Ansal's Sushant Golf City, spread over about 10 acres with 35% of the land kept open. The villas are planned over ground floor, first floor and a usable terrace. Portal data lists 4 BHK villas of about 3,621 sq ft, and some listings describe 5 BHK layouts. The finish level is higher than most villa pockets in the township: imported marble in living and dining areas, laminated wooden flooring in bedrooms, polished marble stairs, a modular kitchen with chimney and hob, wardrobes, POP cornices, ceiling and exhaust fans, 25-litre geysers in bathrooms, a 15-litre geyser in the kitchen, a water filter and a video phone at the entrance. Palm Ville was ready to move from April 2016, before UP RERA, and we found no separate UP RERA project number for it. The last builder-linked price we found is about ₹1.6 Cr for a 4 BHK. Resale asks today can differ widely with renovation and plot position. Sushant Golf City sits on Amar Shaheed Path and the Lucknow-Sultanpur Highway, a 3,530-acre township with its own golf course. Lulu Mall is about 1.5 KM away, Medanta Hospital about 2.5 KM, Ekana Cricket Stadium about 8 KM, Hazratganj about 12 KM, Lucknow Junction about 14 KM and the airport about 16 KM by road. Palm Ville suits a larger or joint family that wants a finished 4 or 5 BHK villa with better fittings inside a gated township, close to Medanta Hospital and Lulu Mall. One due-diligence point before you buy: the promoter, Ansal Properties & Infrastructure Ltd, has been in a corporate insolvency resolution process since NCLT Delhi admitted a lender's petition on 25 Feb 2025, and in Jan 2026 the NCLAT confined that process to Sushant Golf City and three Rajasthan projects. The matter is now before the Supreme Court. For a resale villa here, get the registered sale deed chain, completion or occupancy papers, the latest maintenance no-dues letter and a lawyer's view on any claim before the resolution professional checked before paying a token.
