For a buyer who wants large-format space at an east Lucknow address, that gap is the opportunity. Due diligence for a property of this size and vintage: completion certificate, unbroken title chain, encumbrance certificate, society no-dues, the last two years of maintenance accounts and the sinking-fund position. With sixty-five units in the resale market, also ask why — high turnover in an older society sometimes signals a maintenance or governance problem, and sometimes simply signals an ageing original cohort.
