Ansal API Insolvency: Sushant Golf City 2026
By Realty Doctors

Ansal API's insolvency now covers only its Lucknow township and golf plots. In Sep 2026 the UP Cabinet cleared LDA's plan to finish Sushant Golf City.
For rates, rents, distances and the other projects in the township, see our Sushant Golf City Lucknow area guide.
Short answer (updated 28 Sep 2026)
- 25 Feb 2025: NCLT New Delhi admitted Ansal Properties & Infrastructure (Ansal API) into insolvency on a lender's petition over a default of about ₹257.43 crore.
- 7 Jan 2026: NCLAT confined the case to the Lucknow township ("Mother City", its extension and golf plots) and some Rajasthan assets. Ansal's other projects are outside it.
- 15 Sep 2026: the UP Cabinet approved LDA filing a claim to take over and complete Sushant Golf City for about 5,000 allottees.
- Next NCLT date: 15 Oct 2026. Nothing is final until the tribunal approves a plan.
What is happening with Ansal API and Sushant Golf City?
Ansal API has been under a corporate insolvency resolution process (CIRP) since 25 Feb 2025, and Sushant Golf City is the Lucknow township inside that process.
- The case was filed by IL&FS Financial Services. It lent ₹150 crore in 2016 for the township and says the default reached about ₹257.43 crore.
- A resolution professional now runs the company's affairs for the Lucknow and Rajasthan projects under the Insolvency and Bankruptcy Code.
- The township is sold under several names: Sushant Golf City, Ansal API Hi-Tech Township, Ansal Golf City. Court papers call it "Mother City". See Ansal API vs Sushant Golf City: names explained.
What have the courts decided so far?
The tribunals have kept the insolvency alive but narrowed it to the land that secured the loan, and the Supreme Court let that order stand.

What is the LDA takeover plan?
On 15 Sep 2026 the UP Cabinet approved LDA asking NCLT to let it take over and finish the township, with state seed capital.
- Size: 4,690 acres in the revised layout (originally 6,465 acres), with 18,858 residential plots planned.
- Cost: estimated liability of about ₹2,912 crore; the final figure will come out of the insolvency process.
- Work listed: roads, sewers, water, electricity, restarting stalled construction and bringing mortgaged and village land into government ownership.
- Mortgaged plots: 2,747 plots that Ansal sold while they were mortgaged to LDA (out of 3,489) will keep their registries. They will be released pocket by pocket as development is completed, or earlier against a guarantee deposit that the LDA board will fix.
- Timeline: LDA's vice-chairman has estimated about six months for the legal process. The claim was placed before NCLT around 23–24 Sep 2026.
- A Lucknow newspaper reported on 19 Sep 2026 that LDA is considering a completion charge for homebuyers. No amount has been announced.
What does this mean for you as a buyer?
Your position depends on what you hold: a registered plot, an unregistered allotment, a resale deal or a flat from another builder inside the township.
- Registered plot or villa from Ansal: keep your sale deed, payment receipts and possession papers ready. Watch for LDA's release schedule for your pocket and any completion charge.
- Allotment without a registered deed: your claim sits inside the insolvency. Check that it was filed with the resolution professional, and track the 15 Oct 2026 hearing.
- Buying resale now: no public order we have seen says how resale registries are treated during the process. Get written clarity before paying. Our Sushant Golf City resale checklist lists what to ask.
- Flat from another developer inside Sushant Golf City: these projects carry their own UP RERA registrations, such as Rishita Mulberry Heights and Migsun Lucknow Central. Confirm the builder holds clear title to its land parcel and check the project page on up-rera.in.
- Price context before you commit: use our stamp duty calculator and compare with ready options in nearby Vrindavan Yojna.
- Our view: the Cabinet decision is the first concrete completion plan in years, but it is still a proposal before a tribunal. Price in a delay of at least a year and a possible completion charge before you buy any Ansal plot.
Many buyers who are stepping back from Ansal plots ask us about LDA's planned Wellness City scheme next. We have put what is known so far (layout, villages, registration status) in one place: Wellness City Lucknow: LDA guide 2026.
What is still not decided?
- Whether NCLT accepts LDA's claim, and on what terms.
- The amount of any completion charge and who pays it.
- The release order of pockets and sectors.
- How resale transfers of Ansal-sold plots will be handled until then.
We will update this page after each hearing. Last checked: 28 Sep 2026.
FAQs
Is all of Sushant Golf City under insolvency?
NCLAT limited the insolvency to Ansal API's Lucknow township land, described as Mother City, Mother City Extension and golf plots, plus some Rajasthan assets. Projects by other developers inside Sushant Golf City have their own RERA registrations and are separate from Ansal's company assets, though they share township roads and services.
Will LDA complete Sushant Golf City?
The UP Cabinet approved LDA's takeover claim on 15 Sep 2026, with estimated liability of about ₹2,912 crore and state seed capital. It needs NCLT approval first. LDA has estimated about six months for the legal process; the next hearing is on 15 Oct 2026.
Are registries of mortgaged plots in Sushant Golf City cancelled?
No. Under the Cabinet decision of Sep 2026, the registries of 2,747 plots sold while mortgaged to LDA stay valid. Those plots will be released as each pocket's development is completed, or earlier if the buyer deposits a guarantee amount set by the LDA board.
How many buyers are affected by the Ansal insolvency in Lucknow?
Reports in 2026 put the number of affected allottees in Sushant Golf City at about 5,000. Earlier reports in March 2025 cited nearly 3,000 investors. The figure differs by source and date, so treat both as approximate counts rather than a verified register.
