New Projects in Sushant Golf City 2026: RERA Dates and Prices

Seven UP RERA-registered private projects were being sold as new or under construction in Sushant Golf City, Lucknow, in October 2026. Their RERA possession dates run from November 2027 to February 2029. Four are homes or plots (Oro Constella, Jashn Elevate, Rishita Serenity and Okas Sukoon) and three are commercial (Migsun Lucknow Central, Summit Twin Tower and RLV Octavia).

Which new projects in Sushant Golf City are UP RERA registered?

All seven projects below show a UP RERA registration number and a possession date on record. We list only projects priced from ₹60 lakh upward, or the units in them that are.

Prices are a mix of our listings and published unit prices, and some sources disagree. Ask for the builder's current cost sheet and check each registration on up-rera.in before you book.

Are these projects affected by the Ansal insolvency?

No. These projects are on land other builders bought from Ansal API, and each builder holds its own UP RERA registration. If you book in one, the builder owes you the home or shop, not Ansal.

The township's roads, sewage plant and power substations still depend on the LDA takeover that NCLT has yet to approve. So the Ansal case can still affect the area around these projects, even though it does not affect the projects themselves. Our Ansal insolvency status guide tracks each hearing.

Which under-construction flats in Sushant Golf City will be ready first?

Oro Constella, with a RERA possession date of 12 February 2028, is the earliest of the flat projects still under construction. Jashn Elevate comes a year later, on 28 February 2029.

Oro Constella has 416 units in four blocks on about 4.78 acres. Its RERA record allows an extension up to February 2031, which is common and worth knowing. Jashn Elevate is a single 15-floor tower with 224 units on a small plot of about 0.3 acres.

Rishita Serenity is a special case. Its RERA completion date of 31 December 2025 has passed. Ask the builder for the extension letter or the completion status before you pay.

Our view: if you need to move in by 2028, look at ready societies like Rishita Mulberry Heights or Okas Residency alongside these. A new launch makes sense if you can wait until 2028–29 and want a newer building.

What new commercial projects are there in Sushant Golf City?

Three commercial projects are under construction: RLV Octavia (RERA possession 30 Nov 2027), Summit Twin Tower (30 Sep 2028) and Migsun Lucknow Central (Jan 2029). All three sell shops, and Summit and RLV also sell office space.

The demand case rests on what is already nearby: Medanta, Lulu Mall, Ekana Stadium and the offices on Sultanpur Road. Rents on new shops depend heavily on the floor and the frontage. Ask for the lease terms of similar shops already let in the area, and treat any rent figure a seller quotes as a claim to check.

Ground-floor units facing the main road cost the most. Upper-floor offices cost less per sq ft but take longer to let.

Are there new plots in Sushant Golf City?

Yes. Okas Sukoon by Pardos Real Estate is a plotted project registered with UP RERA in February 2026 (UPRERAPRJ642597/02/2026), listed at ₹1.46 crore to ₹3.5 crore. Plot sizes and the possession date are not published, so ask for the layout and the RERA completion date.

The ready plotted option nearby is Pardos Okas Enclave, by the same group, with 114 plots of 1,211 to 2,616 sq ft.

Some plots and villas in Sushant Golf City are sold by Ansal itself. Those carry extra checks on the LDA mortgage and map approval. Our resale checklist covers them.

What should you check before booking a new launch here?

• The project's RERA page: registration number, completion date, any extension, and the latest quarterly progress report.
• Whether the builder's land title came from Ansal, and that the sale deed is registered.
• The payment plan against construction stages, with no large upfront payment before work starts.
• Carpet area in the agreement, not only super area.
• Total cost: stamp duty, registration, GST on under-construction homes, parking and club charges. Our stamp duty calculator helps with the registry part.
