• Ansal API = Ansal Properties & Infrastructure Ltd, the company. It has been in insolvency since 25 Feb 2025.
• Sushant Golf City = its hi-tech township in Lucknow, also sold as Ansal Golf City and Ansal API Hi-Tech Township. Court papers call it "Mother City".
• Other builders' projects inside Sushant Golf City (Rishita, Migsun and others) are separate companies with their own UP RERA registrations.

Which name means what?

One township in south-east Lucknow is marketed and reported under at least five names, which is why buyers get confused.

What is Sushant Golf City?

Sushant Golf City is Ansal API's hi-tech township in south-east Lucknow, licensed in 2005, on Amar Shaheed Path and the Sultanpur Road side of the city.

• It was marketed at 6,465 acres with an 18-hole golf course. The revised layout covers 4,690 acres with 18,858 residential plots planned.
• A revised development plan was cleared on 6 Apr 2023, with completion due by 5 Apr 2028, as reported with the Sep 2026 Cabinet decision.
• Ekana Mall is under a kilometre away, and Lulu Mall, Medanta and Arjunganj are close by. The airport is about 15 km.
• Flats here averaged about ₹7,600 per sq ft in asking price in June 2026.

Which parts are in the insolvency, and which are not?

NCLAT's order of 7 Jan 2026 limits the insolvency to Ansal's Lucknow township land (Mother City and its extension) and golf plots, plus some Rajasthan assets.

• Ansal's projects in Agra, Ghaziabad, Mohali and other cities were kept outside this case.
• Inside Sushant Golf City, projects by other developers are not Ansal's company assets. Each has its own UP RERA number: for example Rishita Mulberry Heights and Migsun Lucknow Central (UPRERAPRJ589752).
• They still share township roads, water and power, which LDA's completion plan is meant to cover.

How do you check who you are buying from?

The company name on your agreement or sale deed decides whose obligations you are relying on, whatever the brochure says.

• Read the seller or developer name on the agreement, not the project's marketing name.
• Search the project on up-rera.in and match the promoter name and registration number.
• Be careful with websites that present themselves as the developer's site for Sushant Golf City without naming the company that runs them.
