Shalimar Evara is a residential plot (100-150 sq.m), residential plot (150-200 sq.m) and residential plot (200-260 sq.m) project on Ayodhya Road, Lucknow, priced at ₹81.3 L – ₹89.9 L. It is registered with UP RERA as UPRERAPRJ742268/11/2025 and is a new launch. Shalimar Evara is a plotted villa-plot development on the Lucknow-Ayodhya Road, and the first correction to make is the address. The developer markets it as "Ayodhya Road, Lucknow". The UP RERA registration places it at Village Kewari, Pargana Deva, Tehsil Nawabganj, District Barabanki. The corridor runs continuously out of the city and buyers treat it as Lucknow, but the land, the registry office and the local authority are Barabanki's. That affects stamp duty, circle rates and which development authority approves your house plan. The registration is UPRERAPRJ742268, filed in November 2025, with a completion date of 20 May 2028 - for a plotted layout, that means internal roads, drainage, water, power and lighting. The promoters are Shalimar Corp Limited and Imperial Green Infra Estates Private Limited, jointly. The product is 146 residential plots in three size bands on the registration: roughly 100 to 150, 150 to 200 and 200 to 260 sq.m - about 120 to 310 square yards. That is a family-home plot range rather than a farmhouse one. The land figure needs care. The registration covers 10.17 acres (41,146.63 sq.m). The developer advertises "14.23 acres gated township living". The difference is almost certainly the wider Evara township: Evara Heights, the low-rise apartment phase, is registered separately on overlapping khasra numbers in the same village. Buy against the 10.17-acre plotted registration and its layout plan, not the township headline. One more thing that matters on this site: a project called Evara Shades is being marketed on the same khasra cluster. It is not a Shalimar project - its registration names Shades Infratech LLP as promoter. Do not let the shared name suggest a shared developer. A caution about the developer's own page: the Evara page embeds a web developer's placeholder video titled "Dummy Video For Website". We have not used it. Location: the Evara pin sits about 1.2 km straight-line from Safedabad and 4.7 km from BBD University. The developer lists indoor games, a banquet hall, gym, parks, jogging tracks, pickleball, kids' play area, dog park and a multi-use games area.
