Land in Lucknow: Kinds, Records and Costs to Check

What kinds of land in Lucknow can you buy?
In short: Land in Lucknow is sold as LDA plots, plots in a private layout, resale plots, and farm land. Each proves ownership with different papers, so name the kind first and check its records before you pay a token.
At a glance, checked 19 October 2026: LDA opened online registration for 3,105 residential plots in its Varun Vihar and Naimish Nagar schemes on 24 September 2026, per Outlook Money. The report gives no prices. We could not find a dated, neutral per-sq-ft rate for any Lucknow locality, so we do not quote one.
If you have already found a plot and want the title, encumbrance and court records checked before you pay a token, our property verification page lists exactly which offices we search. Only the first check is free; the full report is paid.
Now the longer answer. Search for land and you get a mix: a plot in a gated layout, a strip of farm land, a resale plot from a private owner. They sit on the same page. That isn't you being slow. Portals don't sort land by how risky it is to buy, and the risk is the whole story.
Lucknow district covers 2,528 square kilometres, per Wikipedia. That is a lot of ground, and it does not change hands one way. So here it is sorted.
The four kinds of land, who sells it and the check that matters most
| Kind | Who sells | The check that matters most |
|---|---|---|
| LDA plot | The development authority, by scheme or e-auction | The scheme notice and its terms, read on LDA's own site |
| Plot in a private layout | A developer | UP RERA registration, if the layout is large enough to need it |
| Resale plot | A previous owner | Title chain, encumbrance, khatauni, mutation |
| Farm land | A landholder | What the revenue record says the land is used for |

What does LDA sell, and what do the numbers tell you?
LDA is the city's own seller, and it works from published schemes. In September 2026 it opened registration for Varun Vihar and Naimish Nagar. Phase one has 1,926 plots in Varun Vihar and 1,179 in Naimish Nagar, which adds up to 3,105. Outlook Money says plots are expected to range from 72 square metres to 450 square metres.
That is a wide spread, and the report does not say what any of them cost. It points applicants to LDA's registration portal and scheme documents for prices, payment schedule and eligibility. We would do the same. Read the scheme documents, not a forwarded summary. Our post on how an e auction property in Lucknow is sold covers LDA's bidding rounds and the deposit rules.
We have not re-read LDA's scheme documents for this page, so treat the figures above as reported, not confirmed.
We have a separate guide to these two schemes, Varun Vihar and Naimish Nagar Yojna: LDA registration 2026, if you want the registration side in one place.
Which records prove who owns the land?
A plot has no building to inspect and no society to ask. What you have is a piece of ground and a stack of paper. So the paper is the purchase.
Four records do the work. The encumbrance record shows registered charges on the land. The khatauni is the revenue record of who holds it. The mutation entry shows that the last sale was recorded in the buyer's name. And a court search covers the seller's name and the plot.
We could not open the state's land-record portal for this page, so we are not going to tell you how its screens work or how fast an entry appears. Ask the seller which entry applies to this land and where you can see it, then see it yourself.
A resale plot priced far below its neighbours has usually got a reason. Find the reason before you pay. The fraud patterns our verifier page names (forged registry papers, hidden mortgages, undisclosed litigation, heir disputes) are all found in the paper, not on the ground.
One portal's buyer guide says title verification can take anywhere from a few days to several weeks. So a fair seller of a clean plot can wait a few days. A seller who wants a token today and a check never is telling you something.
How do you check a plotted layout on UP RERA?
If a developer is selling plots in a layout, ask for the UP RERA registration number on the first page of the brochure. Then look it up yourself.
Not every layout needs one. As TaxGuru summarises the Act, registration is required where the land exceeds five hundred square metres or the apartments exceed eight. So a small private subdivision may have no page at all. That is not proof of anything wrong. It does mean the portal cannot vouch for it, and the title check carries all the weight.
For a registered layout, read the possession date and see whether it has passed. If it has, ask the builder about the extension, in writing. A RERA date is a promise on paper, and we would never tell you a project will meet it.
Two private-layout pages on our site show what a developer's plots look like: Eldeco plots and villas in Lucknow, and the plotted project in Shalimar Evara and the Ayodhya Road projects. Use them to see what to ask for, then run the same checks on any plot you are offered.

What sits on top of the price?
The price on the listing is not what leaves your account. Add stamp duty and registration. The rates we use are 7% for men and 6% for women up to ₹1 crore, plus 1% registration. Stamp duty works from the circle rate, the government's benchmark for a locality, not from what the seller asks. We could not find a dated circle rate for any Lucknow locality, so ask for the exact one, with its date. The Lucknow stamp duty calculator works it out as an estimate. For land in Vrindavan Yojna, our circle rate vs market rate guide sets the two side by side.
For a layout, ask what the developer charges beyond the plot rate. For land sold per acre or per hectare, ask which measure the rate is on before you compare two offers. Nobody can promise that a plot will rise in value or earn rent. A seller who says so is selling.
How to test a plot before you pay a token
Do these in order.
- Ask which kind of land it is: LDA, private layout, resale or farm land. Write the answer down.
- Ask for the plot's exact area and the measure the rate is quoted on.
- For a layout, find the UP RERA number and read the possession date. For a resale, ask for the chain of papers.
- Get the encumbrance record, the khatauni and the latest mutation entry.
- Search court records for the seller's name and the plot.
- Visit the plot twice. Stand on it. Check the boundary matches the papers, and ask a neighbour, not the seller, who uses the land.

What we would not trust
"Clear title, papers later." Papers first. Always.
"Prices only going up." Nobody can promise appreciation. A price without an "as of" date is a number you cannot test.
"Next to Gomti Nagar." Next to is not in. Ask for the distance in kilometres and check it on a map yourself.
"Registered." Registered with whom? Ask for the number and look it up.
Our view: with land, the cheapest check is the one before the token. After it, you are negotiating with your own money already on the table.
Frequently asked questions
Can anyone buy land in Lucknow?
We could not confirm the rules from a primary source, so we will not guess. Farm land in particular can carry limits on who may buy it. Ask the seller's lawyer or the tehsil office, and have the records checked before you pay.
How do I check if land in Lucknow is legal to buy?
Check the title chain, the encumbrance record, the khatauni and the mutation entry, then search court records. For a large layout, also look up its UP RERA registration. A single clean document does not make a clean plot.
Does a plot need to be on UP RERA?
Not always. As TaxGuru summarises the Act, registration applies where land exceeds five hundred square metres or apartments exceed eight. Smaller layouts may not be on the portal, so the title check matters more.
Does LDA sell plots directly?
Yes. In September 2026 it opened registration for 3,105 residential plots in Varun Vihar and Naimish Nagar. Prices were not in the report we read, so check LDA's own scheme documents.
How much does land cost in Lucknow?
It depends on the area, the kind of land and the date. We found no dated, neutral per-sq-ft rate, and portal prices are asking prices. Ask for the rate in writing with its date, and check the circle rate for that locality.
Can you verify a plot I found?
Yes. The first check is free and answered within 2 hours. The full report is paid, from ₹5,000 for a residential plot or flat to ₹10,000 for the premium full site inspection, with a signed PDF verdict in 48 hours.
