Plot in Vrindavan Yojna Lucknow: What to Check

What plots are on sale in Vrindavan Yojna Lucknow?

In short: A plot in Vrindavan Yojna Lucknow can be a scheme plot, a private-layout plot or one that is only nearby. Six listings on one portal (8 September 2026) work out from about ₹769 to ₹17,193 per sq ft.

If you have already found a plot and want the title, encumbrance and court records checked before you pay a token, our property verification page lists exactly which offices we search. Only the first check is free; the full report is paid.

Now the longer answer. We sat down with the plot listings for this address and did the sum nobody does: price divided by area, in one unit. The answer was not one rate. It was a spread from under ₹1,000 a sq ft to about ₹17,193, on one page. That is not you misreading the portal. The portal mixes square feet, square yards and square metres, and says nothing about which plots are in the scheme at all.

So this page does the sorting. It says what kinds of plot you will meet, what six real listings show once they are put on one measure, and the order in which we would check a plot before any money moves. Our earlier posts cover the flats side, in property for sale in Vrindavan Yojna, and the rate question in Vrindavan property rates. This one is only about land.

What did the plot listings actually show?

We read one portal's resale page for Vrindavan Yojna on 27 October 2026. It is a seller-listing site, so we are not linking it, and everything on it is an asking price. The page is marked "Last Updated: Sep 8, 2026", so prices below are as of that date and will have moved. Its first page of results showed six plots or land parcels, out of 58 listings in all.

The sizes come in three units. Nobody has to convert them for you, so here is our arithmetic. One square yard is 3 ft by 3 ft, so 9 sq ft. One square metre is about 10.7639 sq ft, from NIST's exact figure of 0.09290304 square metres to the square foot.

Six plot and land listings on one portal's Vrindavan Yojna page, as of 8 September 2026, put on one measure

Listed as In sq ft Asking price Rate per sq ft
650 sq yd 5,850 ₹45 L about ₹769
1,312 sq yd 11,808 ₹1.25 Cr about ₹1,059
3,487 sq m about 37,534 ₹4.6 Cr about ₹1,226
1,938 sq ft 1,938 ₹1 Cr about ₹5,160
1,937 sq ft 1,937 ₹2.15 Cr about ₹11,100
2,152 sq ft 2,152 ₹3.7 Cr about ₹17,193

Source: one property portal's resale page for the scheme, not linked because it sells property; the rates are our own arithmetic, read 27 October 2026.

Look at the top and bottom. The cheapest rate is about ₹769, and the dearest is about ₹17,193. That is more than 20 times apart. The two plots listed in square feet that sit next to each other in size, 1,938 and 1,937 sq ft, differ by more than double: ₹1 Cr against ₹2.15 Cr.

We cannot tell you why. The page does not say which sector each plot is in, or whether it is a corner plot. Some listings may be mistyped. The portal itself says its data comes from user listings. Our rule of thumb: when two plots of the same size differ by more than 2:1 and nobody can say why, the reason is in the paper, so ask for it.

A second portal page for the same area showed eight land listings between ₹1.55 Cr and ₹6.3 Cr, marked "Last Updated: Jun 15, 2026". Its title promised 342 plots. It showed eight. We would not build a decision on a count that does not match itself.

One more listing is worth a look. On another portal, a plot of 2151 sq ft at ₹1.85 Cr was titled Skyom City, Mohanlalganj. Its address was MDR 52C Road, near Geeta Hospital, and it carried no date and no RERA number. Its description called it a plot in Vrindavan Yojna. Both cannot be right. And a separate Sector 11 plot of 3,260 sq ft at ₹3.5 Cr, described as negotiable and also undated, works out to about ₹10,736 a sq ft by our sum. Treat both as asking prices read on 27 October 2026.

Is it a plot in the scheme, or near it?

This is the question to settle before you look at price. Three things get sold under the same words.

The three kinds of plot behind a "Vrindavan Yojna" listing, and what to ask for

Kind What you are buying Ask for first
A plot inside the original scheme A resale plot, from a previous owner The allotment papers and the chain of sales
A plot in a private layout Land sold by a developer, often outside the scheme The UP RERA number, if the layout needs one
A plot "near" the scheme Land in a neighbouring area, listed under this name The exact address and the distance in kilometres

The third row is the common trap. The Skyom City listing above is one example: a Mohanlalganj address under a Vrindavan Yojna label. We are not saying anything about that project. We are saying the label and the address disagree, and the address is the one that goes on a deed.

Name the kind first; the check follows from it.

For a plot inside the scheme, we could not find an official list of what is unsold or open for booking, and we found no authoritative page on whether these plots are freehold or leasehold. If a seller says "freehold", ask where it is written. Ask for the allotment letter, any transfer permission, and the latest sale deed. Our earlier post says the same about flats: treat anything sold by a third party as a resale until shown otherwise.

For a private layout, the check is the UP RERA portal. Its search section lists Registered Promoter, Registered Agent, Registered Projects, Completed Projects, De-registered Projects, NCLT Projects, Abeyance Projects and Withdrawn Registration. It has no separate box for plotted layouts, so search by project name, promoter or registration number. Not every layout is on it. As TaxGuru's summary of the Act puts it, registration is needed where land exceeds five hundred square metres or apartments exceed eight. A small private subdivision may have no page. That is not proof of anything wrong, but it means the title check carries all the weight.

If the layout is registered, read the possession date and see whether it has passed. If it has, ask about the extension, in writing. A RERA date is a promise on paper, and we would never tell you a plot will be developed by it.

How do you read a plot's size and rate?

Start with one unit. Square feet is what most buyers compare in, so convert everything into it, as we did above. Square yards times 9. Square metres times about 10.76. Then divide the total price by the area. That is your rate, and it is the only number that lets two plots sit side by side.

A worked example, with made-up numbers. Say two plots both ask 100 per sq ft. One is 200 sq ft and the other is 400 sq ft. The second costs twice as much in total, a 2:1 ratio, for the same rate. Now say the seller quotes 100 per sq yd and you take it for sq ft. Your sum is out by a factor of 9. These figures are illustrations. They are not a real plot or a real rate.

Three more things on size. Ask whether the area is from the sale deed, the map or a measurement, because a listing may state the plot size from memory. Ask for the plot's dimensions, not only the total. And ask whether any of it is road, drain or a shared strip. A plot that is 200 sq ft on paper and 100 on the ground is half the plot you paid for.

We are not going to give you a single rate per sq ft for plots here. We did not find a dated, neutral source for one, and one portal's average would be a number without a reason. The table above is a record of six asking prices on one day, and that is all it is.

Which records prove the plot is the seller's?

A plot has no building to inspect, no lift to test and no society to ask. What you have is ground and a stack of paper. So the paper is the purchase.

Four records do the work. The encumbrance record shows registered charges on the land, such as a mortgage. The khatauni is the revenue record of who holds it. The mutation entry shows that the last sale was entered in the buyer's name. And a court search covers the seller's name and the plot. Our post on land in Lucknow goes through the kinds of land on sale and these records in more detail.

Then there are the patterns our verifier page names: forged registry and LDA letters, hidden mortgages, undisclosed litigation and heir disputes. All four live in paper, and none shows from the road. A plot offered far below its neighbours has usually got a reason. We saw a spread above of more than 20 times. Find the reason before you pay.

Ask how many hands the plot has passed through. A short chain is easier to check than a long one. Ask whether the seller is the sole owner, or whether other heirs have a share. A signature missing from the deed is the kind of fault that shows up years later.

None of this is a reason to fear plots. Ask for the papers on the first call, not the third. A fair seller of a clean plot can wait a few days for a check. One who wants a token today is telling you something.

What sits on top of the plot price?

The asking price is not the price. Add stamp duty and registration. The rates we use are 7% for men and 6% for women up to ₹1 crore, plus 1% registration. We have not confirmed the rate above ₹1 crore, so check it at registration. Several plots in the table above sit over that line, so ask.

Stamp duty works from the circle rate, the government's benchmark value for a locality, and not from what the seller asks. Revised Lucknow circle rates took effect on 1 August 2025, the PTI report in The Week says, with rises of 15-25 per cent depending on the area and type of property, and 20 per cent to 25 per cent for non-agricultural housing land. That report does not mention Vrindavan Yojna, and we could not find a dated circle rate for it. So do not take a number from a forwarded message. Ask for the rate for the exact locality, with its date, from the stamp and registration office.

Here is why the gap matters, with made-up numbers. Say the circle rate is 100 and the seller's rate is 200. The market is twice the circle rate, a 2:1 ratio. If you budget on one and the deed is valued on the other, the cost comes as a surprise. These are illustrations, not a real locality. The Lucknow stamp duty calculator gives an estimate, never a final figure.

Then ask what else the plot costs. Boundary wall, levelling, a road to the plot, an electricity connection and any transfer charges are yours on a resale plot, and none is on a listing. For a layout, ask what the developer charges beyond the plot rate.

What is planned nearby, as reported

Buyers ask about the bus terminal, so here is the record and where we stop. The Uttar Pradesh cabinet cleared an integrated bus terminal with commercial facilities at Vrindavan Yojna on 9 October 2026. ThePrint, carrying the PTI report, gives the cost as Rs 265 crore, of which Rs 60 crore is the terminal and Rs 205 crore the commercial facilities, with land cost not included. The site is 7.06 acres, on a public-private partnership. The report names no developer, so we name none.

We give no opening date. Approval is a step, not a building. Our rule of thumb: only what is already built, approved and funded should affect what you pay today, and even then it is a reason to ask, not a reason to pay more. Nobody can promise that a plot will rise in value or earn rent. A seller who says "prices only going up" is selling. We say nothing about a metro, because we have no confirmation to base it on.

How to test a plot before you pay a token

Do these in order. Each takes less time than a weekend of viewings.

  1. Ask which kind it is: inside the scheme, private layout or nearby. Write the answer down.
  2. Get the exact address and sector, and check it on a map yourself.
  3. Get the area in the unit of the deed, convert it to sq ft, and divide the price by it.
  4. For a layout, find the UP RERA number and read the possession date. For a resale, ask for the chain of papers.
  5. Get the encumbrance record, the khatauni and the latest mutation entry, then search court records for the seller's name and the plot.
  6. Visit twice, then stand on the plot. Check the boundary against the papers, and ask a neighbour, not the seller, who uses the land.

Stand on the plot and match the boundary to the papers.

If you want a second pair of eyes on step 5, that is what our paid verification does. The first check is free and answered within 2 hours. The full report is paid, from ₹5,000 for a residential plot or flat to ₹10,000 for the premium full site inspection, with a signed PDF verdict in 48 hours. We search records at source, not just online. We do not claim it removes every risk, and a verification is not a valuation.

Six steps in order for testing a plot before a token: kind, address, area, RERA or papers, records, visits
Work down the six in order; the token comes last.

What we would not trust

"Plot in Vrindavan Yojna." Which sector, and which road? A label is not an address.

"Cheapest plot in the area." Cheapest on which measure, in which unit, as of when? We found rates from about ₹769 to about ₹17,193 on one page.

"Clear title, papers later." Papers first. Always.

"Prices only going up." Nobody can promise appreciation. A price with no "as of" date is a number you cannot test.

"Near the new bus terminal." Near is not in. Ask for the distance in kilometres.

Our view: with a plot, the cheapest check is the one before the token. After it, you are negotiating with your own money already on the table.

Frequently asked questions

What is the rate of a plot in Vrindavan Yojna Lucknow?

We found no dated, neutral rate. Six asking prices on one portal, as of 8 September 2026, worked out from about ₹769 to about ₹17,193 per sq ft by our sum. Ask for the plot's exact area and price in writing, and divide.

Is a plot in Vrindavan Yojna freehold or leasehold?

We could not find an official source that says, so we will not guess. Ask the seller where the tenure is written, and ask for the allotment papers and the latest sale deed.

Does a plot in a private layout need UP RERA registration?

Not always. As TaxGuru summarises the Act, registration applies where land exceeds five hundred square metres or apartments exceed eight. Search the UP RERA portal by name or number. If it is not there, the title check matters more.

How do I convert plot area from sq yd or sq m to sq ft?

Multiply square yards by 9, since a yard is 3 ft. Multiply square metres by about 10.76, from NIST's figure of 0.09290304 square metres to the square foot. Then divide the price by the result.

What stamp duty will I pay on a plot?

The rates we use are 7% for men and 6% for women up to ₹1 crore, plus 1% registration. We have not confirmed the rate above ₹1 crore. Our stamp duty calculator works from the circle rate, and its result is an estimate.

Is Vrindavan Yojna a good place to buy a plot?

We cannot promise that. Nobody can promise appreciation or rental yield. The bus terminal was cleared on 9 October 2026 at Rs 265 crore, but approval is not completion and we give no opening date. Judge a plot on its papers and its price per sq ft.

Can you check a plot I found in Vrindavan Yojna?

Yes. The first check is free and answered within 2 hours. The full report is paid, from ₹5,000 for a residential plot or flat to ₹10,000 for the premium full site inspection, with a signed PDF verdict in 48 hours.
