Vrindavan Property Rates in Lucknow: Which to Trust

What are Vrindavan property rates in Vrindavan Yojna today?

In short: Vrindavan property rates in Vrindavan Yojna, Lucknow, are about ₹6,900 per sq ft on one portal's average (22 August 2026). Others say ₹6,000 to ₹9,500. All are asking rates, not sale prices.

To see what stamp duty and registration add to any of these, the Lucknow stamp duty calculator works it out from the circle rate. Treat its result as an estimate.

A quick word on the name. This page is about Vrindavan Yojna, the scheme in south Lucknow. If you meant Vrindavan near Mathura, this is not that page. We work in Lucknow and its corridors, so we have no rates for Mathura and will not guess.

Now the longer answer. Search for the rate and you get a number, and the next site gives a different one. That is not you misreading. Nobody publishes a dated, neutral rate for this scheme, so every portal fills the gap with its own average. We read three of them on 19 October 2026 and put them side by side.

What do the portals actually say?

Rates for Vrindavan Yojna as we read them on 19 October 2026

Source Rate shown Date on the page What it is
Portal A (locality page) ₹9.39 K per sq ft None An average, method not explained
Portal B (listings page) ₹6,900 per sq ft Last updated 22 August 2026 Average asking price for apartments
Portal C (price trends) ₹6,000 to ₹9,500 per sq ft None A range, "internal proprietary data"
Our earlier post, one portal ₹6,850 per sq ft 8 September 2026 Average of user-posted listings

Source: our own reading of three property portals and our earlier post. We have not linked the portals, because they sell property.

Look at the spread. The top figure, ₹9.39 K, is listed in thousands, so about ₹9,390. The bottom of Portal C's range is ₹6,000. That is a long way apart for one scheme.

Two of the sources agree closely. Portal B's ₹6,900 and the ₹6,850 from our earlier post on property for sale in Vrindavan Yojna differ by 50. We would still not call that a market rate. Both are averages of what sellers are asking, and Portal B says only that its figure rests on "active listings and recent trends". No count, no period.

Portal averages differ, and two of the three carry no date.

Portal A also lists nearby areas, and they are a useful warning. It shows Amar Shaheed Path at 11.19K per sq ft, Kalli Pashchim at 10.41K, Bijnor Road at 4.2K, Raebareli Road at 3.71K and Mohanlalganj at 1.61K. Those are neighbours, and the top one is several times the bottom one. An address that is merely "near Vrindavan Yojna" can carry a very different rate.

Why do the rates disagree?

Four reasons, and none is you.

First, it is asking, not paying. A portal's average comes from what owners and agents type in. It is not from the registry. Portal B's own page shows how loose that is: it lists an Eldeco Shaurya unit at ₹1,500 per sq ft plus charges and an Omaxe unit at ₹3,276 per sq ft, on the same page as an average of ₹6,900. The first is quoted "plus charges", so it is a base rate and not a total price divided by area. Nobody on the page says which is which.

Second, the mix of stock changes the average. Flats, plots, houses and builder floors sit in one pool. Add a few large houses and the average moves, though no flat got dearer.

Third, the area. A rate per sq ft means nothing until you know which area it sits on. Carpet area, built-up area and super built-up area can differ a lot for the same flat. Our posts on built-up area vs carpet area and super built-up area vs carpet area show how the same money looks cheap or dear depending on that number.

Fourth, the date. Two of the three pages we read carry none. A rate with no date is a rate you cannot test.

Our rule of thumb: when two sources disagree by more than a few hundred rupees, trust neither until you hold a cost sheet for the exact unit.

What is the circle rate, and is it the market rate?

No. This is the part that costs buyers money, so it gets its own section.

The circle rate is the government's benchmark value for a locality. Stamp duty works from it, and not from what the seller asks. The market rate is what a buyer and seller actually agree. They are two different numbers, and in Lucknow the first has moved recently.

The PTI report carried by The Week says revised Lucknow circle rates took effect on 1 August 2025. It was the first revision in about 10 years. Rates rose 15 to 25%, depending on area and property type, and non-agricultural housing land rose 20 to 25%. The report puts properties into "ordinary" or "premium" categories, and calls a flat premium if it has any two of a swimming pool, club, gym or segment road.

That report does not mention Vrindavan Yojna. We looked for a dated circle rate for the scheme and did not find one we could stand behind. Search snippets for it disagreed with each other, and one page we tried would not open. So we are not quoting a circle rate here. Ask for the rate for the exact locality, with its date, from the stamp and registration office.

Here is why the gap matters, with made-up numbers. Say a circle rate is 100 and a seller's rate is 200. The market is twice the circle rate, a 2:1 ratio. The stamp duty rates we use are 7% for men and 6% for women up to ₹1 crore, plus 1% registration. So if the deed is valued on the higher number, the duty is twice what it would be on the lower. These figures are illustrations, not a real locality.

How do you turn any quote into a rate you can compare?

You do one sum. Take the total price, ask for the carpet area of the exact unit in writing, and divide. That is your rate per sq ft of floor you can use. It is the only fair way to put two flats side by side, and it beats every portal average above.

Here is the sum with made-up numbers. Flat one and flat two both quote the same rate per sq ft. Flat one is priced on 400 sq ft and has 200 sq ft of carpet area. Flat two is priced on 250 sq ft and has 200 sq ft of carpet area. Same rate, same carpet area, yet the total price differs by a lot, because the first is charged on a bigger number. Divide each total by 200 and the difference shows at once. These figures are illustrations, not real flats and not a real rate.

Four steps to turn a quote into a comparable rate: ask which area, get the total, get the carpet area, divide
Divide the total price by carpet area and compare on that.

In order, this is what we would ask:

  1. Which area is the rate quoted on: carpet, built-up or super built-up?
  2. What is the total price, and what is in it? Ask for the cost sheet. Parking, club membership and maintenance deposit sit on top of the base rate.
  3. For a new project, what is the UP RERA number, and has the possession date passed? Look it up on the UP RERA portal yourself. A RERA date is a promise on paper, and we would never tell you a project will meet it.
  4. For a resale, what is the chain of papers, and is there any loan on the flat?
  5. What date is the price as of? If there is none, ask for one.

If you already have a unit in mind, a resale flat or a plot, the paperwork is the part no rate can tell you about. Our property verification page is where we explain which offices we search. The first check is free. The full report is paid, from ₹5,000 for a residential plot or flat to ₹10,000 for the premium full site inspection.

Will the bus terminal change Vrindavan Yojna property rates?

People ask, so here is what is on the record. ThePrint, carrying the PTI report, says the Uttar Pradesh cabinet cleared an integrated bus terminal with commercial facilities at Vrindavan Yojna on 9 October 2026. The cost is Rs 265 crore: Rs 60 crore for the terminal and Rs 205 crore for commercial facilities, with land cost not included. The site is 7.06 acres. The model is public-private partnership, and the report names no private developer.

We give no opening date, because none has been given that we can rely on. Approval is a step. It is not a building.

Does it move today's rate? Our rule of thumb: only what is already built, approved and funded should affect what you pay today, and even then it is a reason to ask, not a reason to pay more. Nobody can promise appreciation, and a seller who says "prices only going up" is selling. We say nothing here about a metro, because we have no confirmation to base it on.

What would we not trust?

"Average rate ₹X per sq ft." Whose average, over what stock, and as of when?

"Cheapest in the area." Cheapest on which area, and before which charges?

"Near Vrindavan Yojna." Near is not in. The nearby areas above run from 1.61K to 11.19K per sq ft, so ask for the distance in kilometres.

"Rate fixed by the government." That is a circle rate. It tells you the duty, not the price.

Frequently asked questions

What is the property rate in Vrindavan Yojna Lucknow per sq ft?

On one portal's apartment average, last updated 22 August 2026, it is about ₹6,900 per sq ft. Other portals show ₹6,000 to ₹9,500, and one shows about ₹9,390, mostly without a date. These are asking rates. Ask for the cost sheet of the exact unit.

Is the circle rate the same as the market rate?

No. The circle rate is the government's benchmark, and stamp duty works from it. The market rate is what buyer and seller agree. Lucknow's circle rates were revised from 1 August 2025, per PTI, so check the rate for your exact locality and its date.

Why do Vrindavan property rates differ so much between websites?

They average different stock, from user-posted asking prices, over different periods, and most carry no date. Some also quote a base rate before charges. Divide the total price by the carpet area to compare fairly.

What stamp duty will I pay in Vrindavan Yojna?

The rates we use are 7% for men and 6% for women up to ₹1 crore, plus 1% registration. We have not confirmed the rate above ₹1 crore. Our stamp duty calculator works from the circle rate, and its result is an estimate.

Will the new bus terminal raise property rates?

We cannot promise that. The cabinet cleared it on 9 October 2026 at Rs 265 crore, but approval is not completion and we give no opening date. Judge a flat on its papers and its price per carpet sq ft.

Can you check a property I found in Vrindavan Yojna?

Yes. The first check is free and answered within 2 hours. The full report is paid, from ₹5,000 to ₹10,000, with a signed PDF verdict in 48 hours.
