Phase 1, UPRERAPRJ496663, covers 198 apartments in three towers, all 4 BHK, with a carpet figure of about 2,324 sq.ft in the registration mirror. Its completion date is 15 October 2028. Two public mirrors of the record disagree on the land area - one says 16,660 sq.m, another 11,148 sq.m - and both show a project cost of just Rs 10 crore, which is not plausible for 198 large apartments. Those are data-entry problems in the public record, not necessarily in the project, but they are the kind of thing you should resolve against the registration itself before you rely on any figure from it. Phase 2, UPRERAPRJ944626, was registered on 28 September 2024 and is valid to 20 July 2029. It is considerably bigger: 396 apartments in towers D, E and F on about 6.97 acres, almost all 4 BHK (390 units) with six 3 BHK. The developer's own registration certificate places it on "Plot No. GH-17, Baghamau, Integrated Township Shalimar One World". A correction we have made on this site: Phase 2's number, 944626, was previously attached here to a listing called "Valencia GH18 East Phase 2". That was wrong. 944626 is Valencia Towers Phase 2 on GH-17. The villa enclave Valencia County East on GH-18 has its own numbers (707640 and 225264), and it now has its own page. Both phases are promoted by Shalimar Lakecity Private Limited, formerly ANS Developers. Shalimar has published a Phase 2 video and a Valencia Towers walkthrough on its official YouTube channel. The product logic is straightforward: this is where OneWorld concentrates its 4 BHK tower inventory for families who want a large apartment rather than a villa, at roughly 1.8 km straight-line from Ekana Cricket Stadium and 2.2 km from Phoenix Palassio.
