Shalimar Sky Garden is a 3 BHK + Servant, 4 BHK + Servant and 4 BHK Prime apartment project in Vibhuti Khand, Gomti Nagar, Lucknow, priced at ₹2.40 Cr – ₹4.28 Cr. It is registered with UP RERA as UPRERAPRJ160941 and is under construction. Sky Garden is Shalimar's in-city luxury tower, and it has something none of the OneWorld phases can offer: a central Gomti Nagar address. The site is plot TC-47/48 in Vibhuti Khand, near Polytechnic Chauraha on Faizabad Road. The developer describes it two ways - "Vibhuti Khand" on the residential page and "near Polytechnic, Ayodhya Road" on the retail page - but both use the same map pin, and it matches the coordinates on the UP RERA record to within a few metres. It is one site. The registration is UPRERAPRJ160941, granted on 23 September 2023, with a completion date of 25 October 2028. The promoter entry is unusual: UP RERA shows "Shalimar Corp Limited (formerly known as Supreme Realestate Developers Private Limited)" under promoter registration UPRERAPRM219077 - a different promoter number from Shalimar Corp's usual UPRERAPRM4092. It is the only project under that number. For a buyer, it simply means you should check complaint and compliance history under 219077 as well as under the parent. The product is large-format: the registration lists 84 four-bedroom homes at about 2,322 sq.ft carpet and 38 three-bedroom homes at about 1,680 sq.ft carpet, plus two units classified only as "other" - very large, and possibly the retail levels, though the filing does not say. The developer markets 3 BHK + servant, 4 BHK + servant and "Prime" 4 BHK residences. Portal super areas of 2,500 to 3,900 sq.ft are a different basis from the carpet figures above. The numbers do not fully agree across sources. RERA's mirror shows one block of 23 floors and 124 units; the developer says two towers of 22 floors; portals say 122 units. Height and tower count should be settled against the sanctioned plan. The developer's promotional video calls it Lucknow's tallest residential project; we do not repeat claims we cannot verify. The amenity list is the most extensive in the Shalimar portfolio - pool and kids' pool, gym with steam and sauna, banquet hall, infinity-edge water body, green decks, cafeteria and cricket nets. One caution: Shalimar's Sky Garden web page also embeds a web developer's placeholder clip titled "Dummy Video For Website". We use only the genuine Sky Garden film. Location: under 1 km from Polytechnic Chauraha and about 1.3 km straight-line from Gomti Nagar railway station. Realty Doctors position: Sky Garden is a scarce in-city luxury asset. Confirm the live price and available inventory with us before deciding. Resolve the tower count, confirm the promoter record under 219077, and fix servant-room and parking allotment in writing.
