As with Evara, the registered address is in Barabanki district: Village Kewari, Pargana Deva, Tehsil Nawabganj. The developer markets it as "Lucknow-Ayodhya Road". Both descriptions are true in their way - the corridor is continuous - but your sale deed, stamp duty and municipal services will be Barabanki's. It is worth knowing before you compare prices with city-limit projects a few kilometres west. The promoters are Shalimar Corp Limited and Imperial Green Infra Estates Private Limited, jointly. The unit mix is almost entirely three-bedroom. Each of the four towers - A1, A2, B1 and B2 - holds 27 three-bedroom homes and a single two-bedroom, so the project is 108 three-bedroom and 4 two-bedroom homes in all. Carpet areas on the registration are about 1,116 sq.ft for the 3 BHK and about 876 sq.ft for the 2 BHK. The developer's "14.23 acres gated township" refers to the wider Evara township, not this 4.48-acre registration. "Low-rise" is the product's real selling point. With four towers of 28 homes each and two lifts per tower, per the developer, you get lift ratios and a sense of scale that high-rise projects cannot offer. The developer lists Club Evara (pool, gym, clubhouse and banquet hall), a kids' play area, yoga lawn, jogging track, multi-use games court, dog park and EV charging. Two cautions from the developer's own website. The Evara Heights page embeds the launch video for Shalimar Courtyard in Varanasi and a web developer's "Dummy Video For Website" placeholder. We have used only Shalimar's genuine Evara Heights launch film. And a separately registered project called Evara Shades, on neighbouring khasras, is by a different promoter - Shades Infratech LLP - not Shalimar. Location: Evara Heights has no pin of its own on the developer's site. The Evara township pin, in the same village, sits about 1.2 km straight-line from Safedabad and 4.7 km from BBD University.
