Omaxe Waterscapes is a 4.5-acre, eight-tower residential development at Sector 7, Gomti Nagar Extension, fronting Amar Shaheed Path. The developer's own brochure gives the address as Sector 07, Gomti Nagar Extension, Shaheed Path, Lucknow 226002. It is registered with UP RERA in two phases: UPRERAPRJ1538 for Phase 1, which Omaxe codes internally as ORLS/SPLASH-A, and UPRERAPRJ1263 for Phase 2, coded ORLS/RIPPLE-A. The Phase 2 record is unusually well documented. It was registered on 27 July 2017 with a declared completion date of 31 December 2022, extended to 24 March 2023, and completion certificates were uploaded on 14 March 2023 and again on 6 May 2026. UP RERA nonetheless still classifies the phase as ongoing. Two completion certificates three years apart on one registration is not something the record explains, and it is exactly the kind of detail you should raise with the developer and confirm on up-rera.in before you buy. The product is 3 BHK and 3 BHK + Servant. The brochure gives the 3 BHK at 1,575 sq.ft super area with a carpet area of 977 sq.ft, and the 3 BHK + Servant at 1,775 sq.ft super with 1,102 sq.ft carpet — a rare case of a Lucknow developer publishing both measures, which makes the loading transparent. There are 528 flats across eight towers of sixteen and seventeen storeys over stilt. Current market listings put homes here at roughly ₹70 Lakh – ₹97.62 Lakh; the exact figure depends on tower, floor and condition, so confirm the live price and inventory with us before deciding. Portal quotes range from about ₹48.82 lakh to ₹97.62 lakh, roughly a twofold spread, and Omaxe's own status line reads "Under Construction / Sold Out" while CommonFloor simply says sold out and Square Yards says ready to move. Given completion certificates exist, the practical position is that this is a finished building trading on the resale market. The amenity set is built around the water theme: a landscaped podium garden, swimming pool, a fully equipped gymnasium and spa with jacuzzi, a theme park, jogging and walking track, and 24-hour security with CCTV, all on an earthquake-resistant structure with full power backup. On distances, Omaxe's own figures are Ekana International Cricket Stadium 2 km, Janeshwar Mishra Park 5 km, Hazratganj 7 km, Charbagh 10 km and the airport 15 km. Note that one aggregator puts the airport at 8.9 km, nearly half the developer's figure; we have used the developer's. For a buyer, a finished eight-tower complex on Shaheed Path with published carpet areas and a working club is about as low-risk as Gomti Nagar Extension gets.
