It carries UP RERA registration UPRERAPRJ537348/04/2025, granted on 29 April 2025 under the registered name GH-1 Grand Omaxe Regent, with a proposed completion date of 28 February 2030 and a stated development period of 60 months from 1 March 2025. The promoter of record is Omaxe Limited, with Advay Properties Private Limited named as co-promoter on the RERA filing. Buyers should note that the developer's own marketing does not mention the co-promoter, and that a separate but similarly named entity, Advaita Properties Private Limited, is co-promoter of the neighbouring Omaxe The Lincoln. The two names differ by one letter and should not be treated as interchangeable. Omaxe markets Regent as a 4 BHK tower with a 3 BHK + Servant variant on the ground floor and 4 BHK + Servant above, priced from ₹2.2 crore to ₹2.38 crore. The RERA filing records 48 units of 4 BHK with carpet areas between 1,415 and 1,705 sq.ft on a plot of 3,855 square metres. There is a discrepancy worth raising with the sales team: the developer's page describes Regent as part of an 11.25-acre Grand Omaxe development, while Omaxe's own Grand Omaxe page puts that parent development at 11.11 acres. Neither figure is the Regent plot itself, which is under one acre. The address is the other thing to get straight. UP RERA registers Regent at Omaxe Integrated Township, Sultanpur Road, Lucknow; the developer's brochure address reads Sector 7, Gomti Nagar Extension, Amar Shaheed Path, Lucknow 226002. Both describe the same corridor where Sultanpur Road meets Shaheed Path, but the registered address is what appears on the agreement. What makes Regent worth a look is density, or rather the lack of it. Two apartments per floor with private lift access, in a township where Grand Omaxe's earlier phases have been occupied for years, is a rare configuration in Lucknow at this price. Possession is a long way out at February 2030, so this is a purchase for a buyer with a five-year horizon or an investor comfortable with construction-linked payment against a promoter that has 224 recorded complaints across its UP portfolio — a number to weigh honestly rather than ignore.
