The link is not guesswork: the project's official brochure, hosted on up-rera.in, carries the line "PROJECT NAME : GH-1 GRAND OMAXE PHASE - 5 AND REGISTRATION NO: UPRERAPRJ892218" in its own footer. The word "Kingston" appears nowhere in the RERA record, so make sure your agreement, your bank sanction and your brochure are all pointing at the same registration. The registration dates from 5 March 2019, with a proposed completion of 21 December 2025 extended by six months under the COVID relief to 20 June 2026. As of today that extended date has passed, and no further extension or completion certificate was traceable in the public record. That is the single most important thing to check before you pay anything: ask Omaxe for the current status of UPRERAPRJ892218 and, if the building is finished, for the occupancy certificate. On the product, the official brochure is clear where the website is not. It shows 4 BHK only, in layout types A, A-1, B, D, D-1, E and E-1, with carpet areas of roughly 1,217 to 1,408 sq.ft and typical floors from the third to the twenty-first. Omaxe's own web page additionally advertises a 3 BHK as Unit Type-B, and a portal lists a 3 BHK at 2,097 sq.ft and a 4 BHK at 2,287 sq.ft on super area, at about ₹6,250 per sq.ft. Different measures, not necessarily different flats — ask for carpet, built-up, super area and loading in writing. The land parcel is 2.31 acres, a figure Omaxe and the portals agree on, with a published unit count of 131. Omaxe's headline for the project is "Starting at ₹1 Crore". What is distinctive is the amenity deck. The brochure's centrepiece is a large sky pool on the terrace with the luxury club attached — not a podium pool but a rooftop one — alongside an infinity pool, indoor games, an amphitheatre, a fitness gym, a restaurant and cafeteria, and a kids play area. Homes come with a modular kitchen and wardrobes in an earthquake-resistant RCC frame. Position is Arjunganj and Sultanpur Road rather than deep Gomti Nagar, whatever some portals label it — the nearest amenities on record are the Arjunganj post office under a kilometre away and Jan Arogya Hospital at about the same distance. That corridor has been the fastest-appreciating stretch in Lucknow for several years. Ask us for the current inventory and, above all, for the RERA status before you commit.
