Omaxe Heights: delivered 3 BHK flats by Omaxe Ltd in Vishesh Khand 2, Gomti Nagar, Lucknow. Not on the UP RERA registered list (checked 26 Sep 2026). Omaxe Heights is a delivered residential estate at Mandi Parishad Road, Vijaipur Colony, Vishesh Khand 2, Gomti Nagar — the old Gomti Nagar, not the Extension. It is one of Omaxe's earliest Lucknow projects, handed over around 2012, and it sits in a part of the city that is now fully built out: Gomti Nagar railway station about a kilometre away, One Awadh Centre mall half a kilometre, a business park and hospitals within walking distance. About the RERA number, we are going to be careful, because almost every listing on this project gets it wrong. Omaxe's own Omaxe Heights page carries no RERA registration number at all. Portals routinely attach UPRERAPRJ1350 and UPRERAPRJ1627 to it. Those two registrations are filed with UP RERA under the name "Omaxe Heights-II (The Palace), Phase-1 and Phase-2" — they belong to Omaxe The Palace, a different project on Amar Shaheed Path in Gomti Nagar Extension, and the specification document hosted on up-rera.in is named for The Palace. So we are not publishing a RERA number against this project. As a pre-2016 completed development, it would not require one, and the absence is not a red flag. If anyone shows you UPRERAPRJ1350 as this project's registration, they are quoting the wrong project. The estate is about 10.56 acres with eight towers, named Sears, Petronas, Carlton, Millennium, Empire Estate, Scotia, Monara and Chelsea. Omaxe offers 3 BHK and 3 BHK + Servant apartments and 4 BHK penthouses, finished to what Omaxe describes as European standards. The published unit count is 413. Amenities — swimming pool, gymnasium, modern clubhouse, children's play area, jogging and walking track, wide open spaces, parking and 24-hour security — are long since built and running. Where sources disagree, we leave the field open. Unit sizes are quoted between about 1,165 and 2,350 sq.ft depending on whether the source means carpet or built-up, and prices range from ₹41 lakh to ₹1.23 crore across five different listings, with Omaxe publishing none. One source even places the project in Vibhuti Khand rather than Vishesh Khand. Since the developer is sold out, everything here is resale, and the real number depends on the tower, the floor and the condition of the flat. That is also the opportunity. Buying resale in a fourteen-year-old Omaxe estate means you can inspect the actual apartment, meet the residents' association, check the maintenance and see how the building has aged — none of which is possible in a new launch. For a buyer who values a settled address in old Gomti Nagar over a construction-linked plan, Omaxe Heights is worth a look. Ask us what is on the market.
