One correction matters more than any other on this page: Evara Shades is not a Shalimar project. It sits in the same village and on overlapping khasra numbers as Shalimar's Evara plotted development at Kewari, and it borrows the Evara name, but the UP RERA registration names Shades Infratech LLP as promoter and Shalimar does not list it anywhere on its own website. If a sales pitch presents this as a Shalimar Corp project, ask for the registration and check the promoter name yourself. The second correction is geography. The registered address is Village Kewari, Tehsil Nawabganj, District Barabanki. It is marketed as Ayodhya Road or Faizabad Road, Lucknow, because the corridor runs continuously out of the city, but the land, registry office and local authority are Barabanki's. The RERA filing records carpet areas of about 1,117 sq.ft for the 3 BHK and about 946 sq.ft for the 2 BHK, on a registered footprint of 6,275.93 sq.m, with a completion date of 1 February 2029.
