Upcoming Malls in Lucknow: What Is Real, What Is Not

Which upcoming malls in Lucknow can you actually confirm?
In short: Ekana Mall in Gomti Nagar Extension is the only one of the upcoming malls in Lucknow we could find still being built, and its listed date has passed. Lulu and Phoenix Palassio are already open.
If you are weighing a flat near a mall that has not opened, our property verification page lists exactly which offices we search for title, encumbrance and court records. Only the first check is free; the full report is paid.
Now the longer answer. Search this phrase and you will see Lulu Mall near the top, as if it were new. It is not. It is four years old. That is not you reading carelessly. Mall pages are rarely dated, and old launch news keeps ranking.
We went looking for a neutral, dated list of malls still to come. We did not find one. What we found is below, with the status we could stand behind.
At a glance, checked 17 October 2026: two big malls are open, one is listed as under construction, and we found no dated news of any other new mall.
What does each mall's source say?
Lucknow malls named in the pages we read
| Mall | Where | Status | What the source says |
|---|---|---|---|
| Phoenix Palassio | Shaheed Path | Open | Opened 8 July 2020 |
| Lulu Mall | Sushant Golf City, Amar Shaheed Path | Open | Opened 11 July 2022 |
| Ekana Mall | Gomti Nagar Extension | Under construction, per listings | Proposed completion 17-01-2026, now passed |
Sources: Phoenix Mills report via MoneyWorks4me for Phoenix Palassio; Wikipedia for Lulu. Ekana is from a listing page, not the developer.

Lulu is the one that confuses people. In June 2022 Retail4Growth reported that over 84% of its retail space was leased and that it was expected to be operational the next month. It opened on 11 July 2022. So an article that calls it "upcoming" is four years out of date.

Is Ekana Mall opening soon?
We cannot say. A listing page describes it as under construction by Ekana Sportz City Pvt. Ltd, with UP RERA number UPRERAPRJ407529 and a proposed completion date of 17-01-2026. That date has passed. The same page also says possession will begin in 2027. One page, two dates.
The page says plainly that it is not the developer's site. Other listings were no better, and we found no 2026 news from the developer. So treat the status as reported, not confirmed. We would never give you an opening date for it, and neither should a salesperson.
You can check it yourself. The UP RERA portal has a search section with Registered Projects, Completed Projects, and lists for De-registered, NCLT, Abeyance and Withdrawn Registration. It also has a Verify RERA Registration service. Look the project up, read the completion date, and see whether it has been extended.

How do you tell open, building and proposed apart?
Mall news mixes three things that are not the same.
Open means you can walk in. A date from the operator or a news report of the opening settles it.
Building means a structure is going up and, for a commercial project, a RERA number exists. Ask for the number and read the date. If the date has gone by, the mall is late, and a late mall is not an open one.
Proposed means a plan. No date, no RERA number, no site: it is a press line. We found no proposed Lucknow mall with a dated, neutral source, so we list none.
Our rule of thumb: until a mall has a RERA number or an opening report, count it as zero.

Does a mall nearby make your flat worth more?
Nobody can promise that. A mall can bring traffic, noise and shops, and it can bring a better weekend. It does not clean a flat's paperwork, and it does not promise a price rise or rent. Lulu sits in Sushant Golf City, an area we cover, yet a mall's address tells you nothing about one flat's title or builder record.
If a seller says a mall is "coming soon" next door, ask for the mall's RERA number and the date on it. Then do the checks that matter for the flat itself: carpet area, cost sheet, possession date and title. Our posts on luxury flats in Lucknow and the posh area in Lucknow set out the order.
What we would not trust
"Mall opening soon." Soon by whose date? Ask for it in writing.
"Next to the upcoming mall." Next to is not in. Ask for the distance in kilometres and check it on a map.
"Biggest mall in the city." A claim about a building, not about your flat.
Frequently asked questions
Which new mall is coming up in Lucknow?
Ekana Mall in Gomti Nagar Extension is the only one we found listed as under construction. Its listed completion date, 17-01-2026, has passed, and we could not confirm a current status. Check it on the UP RERA portal.
Is Lulu Mall in Lucknow new?
No. It opened on 11 July 2022 in Sushant Golf City, on Amar Shaheed Path, per Wikipedia. Pages that still call it upcoming are old.
Is Phoenix Palassio open?
Yes. Phoenix Mills' subsidiary opened it on 8 July 2020 on the Shaheed Path expressway, as reported by MoneyWorks4me.
Will a new mall raise property prices nearby?
We cannot promise that. A mall changes the neighbourhood, but price and rent depend on the flat, the builder and the day you buy.
How do I check whether a mall project is registered?
Search the UP RERA portal under Registered Projects, or use its Verify RERA Registration service. If you cannot find it, ask the developer for the number and the reason before you rely on its dates.
